One metro area, three kinds of roof problems
A roof a block from the ocean and a roof out past I-4 deal with the same Florida summers, but they wear out in different ways.
On the beachside. Homes and condos on the barrier island take salt spray and steady ocean wind. Salt corrodes exposed fasteners, flashing and metal trim much faster than it does inland, and wind off the water works at roof edges all year, not just during storms.
On the mainland near the river. In Holly Hill, Daytona Beach, Ormond Beach and Port Orange, you still get salt air, though less of it, plus the full force of afternoon thunderstorms. Rain driven sideways by wind finds any lifted shingle or cracked pipe boot.
Inland. Further west, toward Deltona, salt is less of a concern, but summer heat and big oaks and pines are. Sun dries out asphalt shingles, and needles and leaves pile up in valleys and gutters where they hold water.
Everywhere in the area, hurricane season from June through November is the big test. Strong gusts lift shingles, crack tiles and peel back flashing, and damage that doesn’t leak right away often shows up a storm or two later.
