You’ve decided your next roof should be metal. Maybe the old shingles lost another strip in the last storm, or you’re tired of replacing a roof every time the insurance company starts asking questions. Now you’re facing a metal roof installation in Daytona Beach and wondering what it involves, how long your family will live with a crew overhead, and how to tell a careful installer from one who’ll cut corners.

Those are fair questions. A metal roof is only as good as the way it’s put on, and most of the work that matters ends up hidden under the panels.
APC Roofing installs metal roofs across the Daytona Beach area, including Holly Hill, Deltona and Palm Coast. We’re GAF Certified, licensed in Florida (CCC1337030) and insured, and your inspection and estimate are free. Call 386-259-8425 to get on the schedule.
Before the metal roof installation starts
A good installation starts with a look at the whole roof, inside and out. The attic tells you about old leaks, soft decking and ventilation. The roof itself shows how many layers are up there, what the edges and flashing look like and where pipes, vents and other openings come through.
Then comes the choice of system. Standing seam, with its hidden fasteners, is the most common pick for homes near the coast. Exposed-fastener panels cost less but need more upkeep over the years. Metal shingles and stone-coated steel give a different look. Our metal roofing overview compares them.
In Florida, a re-roof needs a building permit and inspection from your city or county. The licensed contractor doing the work should be the one pulling it. If an installer asks you to pull your own permit, treat that as a warning sign.
Tear-off first
We tear the old roof off down to the deck before any metal goes on, so we can see and fix the wood first. An overlay would cover up rot and old leak damage, so APC Roofing doesn’t do one.
For many Daytona-area homes, especially older ones that have been through several hurricane seasons, taking the old roof off is the safer route, and your estimate will say so.
How a metal roof goes on
Tear-off and deck repair. The old roofing comes off down to the wood. Soft or rotted decking gets cut out and replaced with new sheathing, because a clip or screw driven into rotten wood holds nothing. Florida’s building code also sets how the deck has to be fastened to the framing, since that’s what holds the roof together in high wind.
Underlayment. A high-temperature underlayment goes down over the whole deck. Metal gets hot in the Florida sun, and standard felt dries out and breaks down under it.
Edges and flashing. Drip edge, valley metal and the flashing around walls and chimneys go on before the panels. Pipe boots are fitted to the panel profile so the seal sits flat.
Panels. Panels are usually cut to run in one piece from ridge to eave, so there’s no cross joint for water to work through. On standing seam, clips hold each panel to the deck under the seam and let the metal move as it heats and cools. Fasteners are spaced closer together near the corners and edges, where wind pulls hardest, following the manufacturer’s tested pattern.
Ridge and closures. Foam closures seal the gaps under the panel ribs at the top and bottom. A ridge cap, vented or solid depending on how your attic breathes, finishes the peak.
How long a metal roof installation takes
Metal usually takes longer than a shingle roof. The panels are measured and cut carefully, the trim is bent to fit, and the detail work around chimneys and valleys takes time. Weather matters too. Afternoon storms are part of summer here, and nobody should be on a wet metal roof. You’ll get a realistic timeline with your estimate, and we’ll keep you posted if the forecast shifts things.
What you can do to get ready
Move cars out of the driveway and away from the house. Take down wall hangings on the top floor, since the work can shake the walls a bit. Keep pets and kids inside or away from the work area. If you have a pool or garden near the roof edge, let us know so it can be covered.
Picking a metal roof installer in Daytona Beach
Whoever you hire, ask a few questions: Are you licensed in Florida? Will you follow the panel manufacturer’s installation instructions and fastening pattern? Is the old roof coming off? What underlayment are you using? A good installer answers all of them in plain words and puts it in writing.

Metal roof installation questions
How long does it take to install a metal roof?
Longer than shingles, in most cases. The size of the roof, the number of valleys and openings, and the weather all change the timeline. Your estimate will include one.
Can a metal roof go over my existing shingles?
No. APC Roofing always tears the old roof off first. That’s how soft decking or signs of old leaks get found and repaired before the new metal goes on.
Do I need to be home during the installation?
No, though it helps to be reachable. Make sure the crew can get to the outside of the house and the driveway is clear.
Which metal roof is best for a Daytona Beach home?
Many coastal homeowners choose standing seam metal roofing because the fasteners are hidden from the weather. The right panel and finish also depend on how close you are to the ocean.
