It’s a fair question, because the answer changes the cost a lot. A roof that only looks worn and a roof that leaks can need very different things, and you shouldn’t be sold the bigger job when the smaller one will do.

What concrete tile is, and why it’s so common here
Concrete tile is made from sand, cement and water, pressed into a mold and cured. It’s one of the most common tile roofs on Florida homes because it handles heat and sun, doesn’t rot and comes in a lot of shapes and colors for less than clay usually costs.
You’ll see three main profiles around Volusia County. Flat tile sits close to the deck and can look like slate or wood shake. S-tile has a single wave and gives the rounded Spanish look in one piece. High-profile or barrel-style tile has a deeper curve. The shape matters for repairs, because a replacement tile has to match the profile to lap and drain correctly.
How concrete tile roofing in Daytona Beach ages
Concrete tile can last a long time, but it doesn’t age the way clay does, and knowing the difference helps you read your own roof.
Color fade. On many concrete tile lines, the color is a coating on the surface or only goes a little way into the tile. Strong Florida sun wears it down over the years, and a chipped edge shows the plain gray concrete underneath. Fading is cosmetic. It doesn’t mean the roof leaks.
Water absorption. Concrete soaks up more water than fired clay. In Florida that mainly means the tile stays damp longer after rain, which is part of why algae and mildew grow so readily on concrete roofs in our humidity.
White chalky deposits. Some concrete tile develops a light, powdery bloom called efflorescence. It’s salts working out of the concrete. It usually fades with weather and isn’t a structural problem.
Underlayment wear. This is the one that causes leaks. The tile sheds most of the rain and shades the deck, but the underlayment beneath it is the real waterproofing. Years of heat under the tile dry it out. When a concrete tile roof leaks in more than one spot, worn underlayment is a common cause.
Ridge and hip mortar. Many older concrete tile roofs have ridge and hip caps set in mortar. Over time that mortar cracks and falls out, and the caps loosen. Wind then has an easy place to start.
Repair, re-lay or new concrete tile

Cracked or broken tiles can be swapped out one at a time if the underlayment beneath them is sound. Leaks at a pipe, vent or wall usually mean the flashing under the tile needs rework, not just a dab of sealant on top. Loose ridge caps can be reset and secured. Matching is the tricky part. A new concrete tile won’t have the same weathered color as tiles that have been in the sun for years. If your profile is still made, the shape will match and the color difference softens over time. If it’s discontinued, salvaged tile or the closest current profile fills the gap.
Re-laying with new underlayment
When the underlayment is worn across the roof, concrete tile can often be removed, stacked and reused. Damaged decking gets replaced, new underlayment and flashing go down, and your tile goes back on. Some tiles break in the process, and older tiles break more easily, so extras are planned for.

If too many tiles are broken or the profile can’t be matched, new tile is usually the better choice. Today’s installs in Florida have to meet the Florida Building Code for hurricane wind, which means tiles are fastened with screws, foam adhesive or both, with extra hold-down at the edges, hips and ridge. - Skip the pressure washer. High pressure can strip the surface off concrete tile and force water under the laps. A low-pressure wash is the safer way to clean it.
- Ask anyone who needs to walk on your roof, like a satellite or solar installer, whether they know how to step on tile without cracking it.
- After a big storm, have the edges, hips and ridge checked for loose or broken tiles.
