What tile roofing in Daytona Beach is up against
Tile itself handles Florida weather well. It doesn’t rot, insects leave it alone and it shades the roof deck from the sun. The parts around and under it have a harder time.
Sun is the slow one. The underlayment beneath your tile is the layer that actually keeps water out, and years of heat trapped under the tile dry it out and make it brittle. Most tile roofs that leak have tile that’s fine and underlayment that’s worn out.
The coast adds salt air, which works on the metal flashing in valleys, along walls and around vents. Hurricane season brings wind that pulls hardest at the edges, hips and ridge, which is where loose or broken tiles show up first after a storm. Clay or concrete
Most tile roofs in the area are one or the other. Clay is fired in a kiln, so the color runs all the way through and holds up well in strong sun. Concrete tile is more common on Florida homes. It’s heavier, and on many brands the color is a surface coating that can fade or wear over time. Both work well when they’re installed right. Not every cracked tile came from a storm
Tile is tough against weather and surprisingly easy to break underfoot. A lot of cracked tiles come from people walking on the roof the wrong way, like a satellite installer or a painter. A falling branch can do it too. If anyone needs to get on your tile roof, ask whether they know where to step.
Pressure washing is another one. High pressure can strip the surface off concrete tile and push water up under the laps. If your roof needs cleaning, a low-pressure wash is the safer route.

Can you replace just a few tiles?

How do I know if my underlayment is worn out?
You usually can’t see it from the ground. Leaks in more than one spot, leaks that come back after a tile repair and a roof that’s been on the house a long time are all signs. An inspection is the way to know.
Do tile roofs hold up in hurricanes?
