Your roof seems fine. No leaks, no missing shingles, nothing obvious from the driveway. But you know it’s been a few years since anyone looked at it closely, and you’ve heard that small problems up there turn into expensive ones if nobody catches them.

That instinct is a good one. Most roof failures aren’t sudden. They come from small things left alone too long, like a cracked pipe boot or a gutter that’s been clogged all season. A little roof maintenance and a regular look can keep the big decisions years away.
APC Roofing is GAF Certified, licensed and insured, and has helped homeowners care for their roofs since 2017 across Central Florida, the Daytona Beach area, the Kansas City metro and Springfield, Missouri. Inspections are free. Call 866-995-0704 to schedule one.
How often your roof needs a look
A common rule of thumb in the roofing industry is twice a year, plus after any major storm. One check in spring, once the winter or early storm season has passed, and one in fall before the weather turns.
In Central Florida and around Daytona Beach, a good time for one of those checks is before hurricane season, which runs June through November, and another after it ends. In the Kansas City metro and Springfield, spring hail season and the first hard freeze are natural checkpoints.
Roofs under heavy tree cover, or ones that took a direct hit from a storm, deserve an extra look. The exact months matter less than keeping a rhythm.
What roof maintenance involves
Clearing debris
Leaves, pine needles and branches collect in valleys and gutters. Water that can’t drain off the roof finds another way down, and every hour it sits is an hour it spends working at the edge of a shingle or tile. Clogged gutters can also back water up under the roof edge.
Checking the seals around pipes and penetrations
The rubber boots around plumbing pipes and the sealant at roof penetrations break down faster than anything else on the roof. They harden, shrink and crack in the sun, often years before the shingles are worn out. They’re also among the least expensive fixes on a roof, which makes catching them early a very good trade.
Looking for loose or missing pieces
Lifted shingles, cracked or slipped tiles, and loose flashing along walls and chimneys are all easier to fix one at a time than after water has gotten underneath. On exposed-fastener metal roofs, the screws and rubber washers are the items to check, since a failed washer looks just like a good one from the ground.
Watching for granule loss
If your gutters are catching more of the gritty granules from your shingles than they used to, that’s one of the earliest signs a shingle roof is getting near the end of its life. It’s worth noting each time.
Trimming back trees
Branches that rub the roof wear down the surface in every windstorm, and overhanging limbs drop debris into gutters and can fall during storms. Trimming them back costs much less than repairing what they damage.
Weather in our markets and what it means for your roof
In Florida, humidity and shade feed algae and moss. Those dark streaks on shingle roofs are usually algae. Moss can hold water against the roof and lift shingle edges over time. Avoid pressure washing a shingle roof; it strips off the granules that protect it. Our post on why you should never pressure wash your asphalt shingle roof explains why.
In the Kansas City metro and Springfield, winter brings two separate problems. Ice dams form when heat escaping into the attic melts snow on the roof, and the meltwater refreezes at the cold edge and backs up under the shingles. Freezing rain is a weight problem, loading gutters and roof edges with ice. Hail through spring and summer can bruise shingles without leaving damage you can see from the ground.
What you can safely do yourself
Look at your roof from the ground with binoculars after storms. Check the ceilings and the attic, if you can get into it safely, for stains or damp spots. Keep an eye on what collects in the gutters. Take dated photos so you can see changes over time.
Please don’t climb onto the roof. Falls from roofs are a serious risk, and walking on shingles, tile or metal can cause damage of its own.
Keep a record
Every inspection should leave you with dated photos and notes. That file shows how your roof is changing. It can help if you ever file an insurance claim, by showing the roof was in good shape before a storm. Some manufacturers also ask for proof of upkeep before honoring a material warranty.
What maintenance can’t do
Maintenance helps a sound roof last longer. It can’t bring back a roof that’s worn out. If your roof is past its useful life, spending on upkeep only delays a decision you’ll still have to make. In that case, our roof replacement page is the better place to start. If something specific needs fixing, see roof repair.

Roof maintenance questions
How often should my roof be inspected?
Twice a year is a common recommendation, plus after any major storm. In Florida, before and after hurricane season works well.
Can I clean algae off my roof myself?
Avoid pressure washing, since it can strip shingle granules. If algae or moss is heavy, have the roof looked at so you know whether there’s damage underneath.
Does roof maintenance affect my warranty?
It can. Some manufacturers require proof of reasonable upkeep. Keep dated photos and notes from every inspection.
What does a roof inspection cost?
APC Roofing’s inspections are free, with no obligation.
A roof that stays sound for years
A small fix caught early is almost always cheaper than the damage it prevents. A regular look also means you won’t be caught off guard when a storm rolls through.
