Where flat roofs show up on Daytona-area homes
Most houses here don’t have a fully flat roof. The low-slope sections are usually over a porch, a Florida room, a carport, a garage or an addition, and on condos and small commercial buildings. They’re often the part of the house that leaks first, because they drain slowly and get less attention than the main roof.
What the coast does to a flat roof
Living near the ocean is hard on low-slope roofing in a few specific ways.
Salt air. Salt corrodes metal edge flashing, fasteners, drains and the stands that hold A/C units. Once that metal rusts through, water gets in at the edges.
Sun and heat. Strong year-round sun breaks down membranes and sealants faster than in milder climates, and a dark roof surface gets extremely hot in summer.
Afternoon storms. Heavy rain in a short burst tests every seam and drain. A flat roof that drains slowly can hold water for days.
Hurricane season. From June through November, strong wind can lift membrane edges and peel back flashing, and flying debris can puncture the surface.
The most common flat roof problems
Ponding water. Water that sits on the roof more than a couple of days after rain is a warning sign. It speeds up wear on the membrane and finds any weak seam. The fix is usually improving the drainage, by adding slope with tapered insulation or rebuilding a low spot.
Open seams. TPO seams are heat-welded and EPDM seams are taped or glued. With age and movement, they can pull apart.
Flashing failures. Where a flat roof meets a wall, a sloped roof or a curb around equipment, the flashing does the waterproofing. That’s where many leaks start.
Punctures and cuts. Dropped tools, foot traffic from A/C service visits, storm debris and branches can all puncture a membrane. Pinholes can be hard to find without a careful look.
Wet insulation. If water has been getting in for a while, the insulation under the membrane may be soaked. Patching the surface won’t help until the wet material is cut out and replaced.
