You chose a metal roof because it was supposed to last. But there are orange stains around the screws now, or a drip in the garage after a storm, or a piece of trim that rattles when the wind comes off the ocean. Daytona Beach metal roof repair is usually a smaller job than people fear, but only if someone finds the actual cause instead of smearing caulk over the symptom.

What the coast does to a metal roof

Metal handles Florida weather well, but the coast still wears it down in specific ways. Salt in the air settles on the panels and speeds up corrosion wherever the protective coating is broken, like a cut edge, a scratch from foot traffic or a hole drilled for a satellite dish. Homes closest to the beach see it first.

The sun works on the small parts. Each screw on an exposed-fastener roof seals with a rubber washer, and years of Florida sun harden that rubber until it cracks. The panels can have decades left while the washers are already leaking.

Then there’s the wind. Hurricane season runs June through November, and strong gusts pull hardest at the corners, edges and ridge. If air gets under a loose piece of trim, it can peel it back and let wind-driven rain in. Heavy afternoon storms do the rest, pushing water sideways into laps and seams.

Which kind of metal roof do you have?

Repairs depend on the system, so the first step is figuring out which one is on your house.

Exposed-fastener roofs (corrugated or ribbed panels) have rows of screw heads you can see from the ground. They’re common on garages, workshops, barns and plenty of homes. Most of their leaks come from screws and washers, overlapping panel edges and flashing.

Standing seam roofs have flat panels separated by raised seams, with no screws showing. Clips hidden under the seams hold the panels down and let the metal expand and contract with the heat. They have fewer parts to wear out, but the trim, the seams and anything poking through the roof still need attention. You can read more about standing seam metal roofs near Daytona Beach.

Common Daytona Beach metal roof repair jobs

Replacing worn screws and washers. Since every washer on a roof ages at the same rate, they tend to fail together. A full re-screw backs out each old fastener and puts in a new one with a fresh washer, sized up slightly where the old hole has worn. It stops leaks at the screw heads and pulls loose panels back down. It won’t fix rusted panels or bad flashing, so those get handled separately.

Fixing loose or bent trim. Edge, rake and ridge trim takes the brunt of a storm. Trim that’s lifted or bent gets refastened or replaced so the wind has nothing to grab.

Sealing pipe and vent penetrations. A plumbing vent needs a flexible boot shaped to the panel. When that boot cracks, water runs straight down the pipe into the house. A new boot set low in the panel, not on a rib, solves it.

Replacing a damaged panel. A panel torn by a falling limb or badly rusted through can often be swapped out on its own. The new metal will look brighter than the weathered panels around it for a while.

Dealing with rust at cut edges and mixed metals. Raw cut edges and scratches down to bare steel are where rust starts, especially in salt air. Mixed metals cause trouble too. Copper runoff onto steel, or aluminum resting on treated lumber, corrodes the metal over time. The fix is matching metals or separating them with a barrier.

Sealant has a place, but only as a backup behind properly formed metal. Caulk alone hardens in the sun and pulls away within a season or two.

Repair it or replace it?

Most metal roofs need repair, not replacement. New screws, a few pieces of trim and a boot or two can buy a lot of years. Replacement makes more sense when rust has eaten through panel after panel or the roof is leaking at nearly every seam. Sometimes one worn side of the roof can be redone while the rest stays.

You’ll get photos of what we found and a straight explanation behind every recommendation. If new screws are enough, that’s what you’ll hear. If the roof is worn out, you’ll see the evidence. If a bigger job makes sense, financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance.

Metal roof damage after a hurricane

After a storm, the first job is keeping water out. Then get the roof inspected, with the damage photographed and measured section by section, including bent seams, lifted trim and any spots where the coating cracked. If you decide to file an insurance claim, we’ll provide the estimate and work with your adjuster. You file the claim and pay your own deductible. Our hurricane damage roof repair page walks through that process.

Metal roof repair questions

Can you just replace the screws on my metal roof?

Often, yes. If the panels are sound and the leaks are at the screw heads, a full re-screw with new washers is a common fix. It won’t solve rust-through or bad flashing, so those get checked first.

Do you repair standing seam metal roofs?

Yes. APC repairs standing seam and exposed-fastener roofs, along with the trim, flashing and penetrations on both.

How does salt air affect a metal roof near the beach?

Salt speeds up corrosion wherever the coating is broken, like cut edges and scratches. Rinsing debris off the roof and fixing scratches early helps the panels last.

Can one damaged metal panel be replaced?

Usually, yes. A single panel can be removed and replaced. It’ll look a bit brighter than its neighbors until it weathers.

Is a metal roof inspection free?

Yes. Inspections and estimates are free.

A roof you don’t have to think about

A drip at one screw is a small fix today. Left alone, water keeps working into the decking and framing underneath, and a small repair turns into a bigger one. You don’t need to fix everything at once. You just need to know where you stand.

When the next storm blows in off the Atlantic, you’ll hear the rain on the roof and that’s it. No drip in the garage, no stain on the ceiling and no surprise bill. Call 386-259-8425 to book your free inspection, or start with our free online estimate.
