Where metal roofs leak
Worn screws and washers
On corrugated and other exposed-fastener roofs, every screw has a rubber washer that seals the hole. Kansas City sun and big temperature swings dry those washers out until they crack. The metal also moves as it heats and cools, which can slowly widen the screw holes. Leaks along the screw lines are one of the most common metal roof problems, and the usual fix is new fasteners, sometimes a size larger to bite into fresh material.
Flashing around chimneys, vents and walls
Anywhere something comes through the roof or meets a wall, the seal depends on flashing and boots. Pipe boots crack with age. Chimney and wall flashing can loosen or rely on old caulk that’s let go. These spots often need the flashing rebuilt, not just resealed.
Seams and laps
Exposed-fastener panels overlap each other, and on a low slope, wind-driven rain can push water up and over a lap. Standing-seam panels lock together at raised seams, which can open if a panel was damaged or poorly installed. Both have their own repair methods.
Ridge and edge trim
The ridge cap, eave trim and gable trim keep wind and rain out at the edges. Strong storm winds can loosen these pieces, and once they lift, water and wind both find a way in.
Rust and corrosion
Scratches, cut edges and spots where the paint finish has failed can start to rust. Rust also shows up where steel touches copper or another metal it doesn’t get along with. Caught early, small rust spots can be cleaned and treated. A panel that’s rusted through needs to be replaced.

Hail. Spring storms in the metro bring hail, and it can dent metal panels. Many dents are cosmetic and won’t leak. Deeper dents, or dents that crack the paint, can let rust start later. Dented trim and flashing are worth checking too.
Wind. Strong straight-line winds put the most force on edges and corners. Loose screws, lifted trim and panels that flex in the wind all point to fastening that needs attention.
Ice and snow. Snow slides off metal in sheets. That load can bend gutters and damage anything below. On low-slope sections, ice can hold meltwater against laps and seams.
Repair or replace your metal roof?
Repair is usually the answer when the panels are sound and the problem is fasteners, flashing, trim or a few damaged panels. Metal panels themselves often outlast the screws and sealants holding them, so a good repair can put a lot of life back into the roof.

Why sealant alone rarely fixes a metal roof
A tube of sealant is the most common metal roof “repair” out there, and it’s usually temporary. Sealant on a metal roof bakes in the summer, shrinks in winter and pulls away as the panels move. It works as backup. It doesn’t work as the main defense.
A lasting repair fixes the part that failed: new fasteners, new flashing, a replaced panel or reattached trim. Sealant goes where it belongs, as a second line.

If hail or wind damaged your metal roof, you file your own claim with your insurance company and pay your own deductible.
