Where flat roofs show up on Palm Coast homes
Very few houses here have a roof that’s flat from end to end. Most have a shingle, tile or metal main roof with a low-slope section tucked in somewhere: over a back porch, a carport, a garage, a Florida room or an addition.
Those sections can’t take shingles. Below a certain pitch, wind-driven rain gets pushed back up under the shingle laps, so the low part needs a membrane that works as one continuous waterproof sheet. When a porch gets roofed with leftover shingles to match the house, it usually leaks within a few seasons.
The junction is the other weak spot. The membrane has to run up under the shingles of the main roof, so water always lands on top of it. If it was laid over the shingles instead, rain runs behind it and into the wall. A wet stripe on the porch ceiling right next to the house is a common sign of that mistake.
What the coast does to a low-slope roof
Palm Coast sun is the slow problem. Year after year of UV and heat dries out roofing membranes, shrinks them and works the seams loose. A dark surface gets very hot by midafternoon, and the rooms underneath feel it.
Rain is the fast one. A summer afternoon storm can dump a lot of water in a short time, and on a flat roof that water has a long way to go before it reaches a drain or the edge. Any low spot holds a puddle. Roofers generally treat water that’s still standing about two days after a storm as a drainage problem worth fixing, because the membrane under a puddle wears out faster than the rest and collects dirt and algae.
Wind is the third. Hurricanes and the gusty nor’easters that come through in fall and winter push upward on a low roof, hardest at the corners and along the edge. If the edge metal is loose, wind gets under the membrane and can peel it back. Salt in the air near the coast also works on exposed fasteners and metal trim, so those parts deserve a closer look here than they would inland.
Flat roofing in Palm Coast: which system fits your home
There are four main kinds of low-slope roofing, and each has a place.

Repair, recover or replace?
Most flat roof leaks come from one area: a cut in the membrane, a seam that’s opened, a cracked boot around a vent pipe or a gap at the edge. Those can usually be fixed with a patch of matching material, and that’s often all you need. Our flat roof repair page covers what that work looks like.
Replacement starts to make sense when seams are opening all over, the membrane has gone brittle, or the insulation underneath is soaked. Wet insulation is the part you can’t see. A membrane can look fine from above while the layer below holds water for years, so a moisture meter or a small test cut tells you what’s really there.
Sometimes a new membrane can go over the old one, which saves the cost of a tear-off. That only works if the existing roof is dry underneath and there’s just one layer already on it. If not, everything comes off down to the deck, and any soft wood gets replaced. A new membrane also won’t fix a sagging deck. If water ponds because the roof has settled, the fix is changing the slope with tapered insulation or adding a drain or scupper.

Why does water sit on my flat roof after it rains?
A flat roof should have a slight built-in slope toward a drain or edge. Ponding usually means the deck has sagged, a drain or scupper is clogged, or the slope was never right. A quick check with a level and a look at the outlets shows which one it is.
Can I put shingles on my low-slope porch roof?
Usually not. Shingles need a minimum pitch to shed water, and below that, rain gets pushed up under them. A low porch roof needs a membrane.
Is TPO or EPDM better in Florida?
Both work. White TPO reflects more heat, which helps in Florida sun. EPDM is a long-proven rubber roof but absorbs more heat. Your roof’s layout and use matter as much as the material.
Will insurance cover my flat roof leak?
If a storm caused the damage, you may have a claim. You file the claim with your insurance company and pay your deductible. We document the damage with photos, give you a written estimate and work with your adjuster. Normal wear and age generally aren’t covered, so it’s worth checking your policy.
