There’s a drip in the shop every time it rains, or a stain on the ceiling under your metal porch roof. The panels look fine from the ground, so you can’t see what’s wrong. You’re hoping it’s a small fix, but you’re bracing to hear you need a whole new roof.

Metal roof panels on a large commercial building

Most of the time, metal roof repair in Blue Springs is exactly that: a repair. Metal panels themselves rarely fail. Leaks almost always start at the small parts, like screws, seals, trim and flashing, and those can be fixed.

APC Roofing is GAF Certified, licensed and insured, and has been in business since 2017. We repair metal roofs on homes, garages, porches, shops and barns, and your inspection is free. Call 913-398-5020 to have someone take a look.

Where metal roofs leak

Screws and washers

On exposed-fastener roofs, the corrugated and ribbed panels common on shops and barns, every screw has a rubber washer that seals the hole. Years of sun dry those washers out until they crack. Panels also expand and contract daily, which slowly works screws loose and wallows out their holes. This is the number-one source of metal roof leaks. The repair is to replace worn fasteners, using a slightly larger screw where the hole has widened.

Flashing around pipes, vents and chimneys

Anything that pokes through the roof needs a flashing. Rubber pipe boots crack with age, and sealant around a chimney or vent eventually lets go. Sealant is a backup on a metal roof, not the main defense, so a lasting repair usually means a new boot or properly bent flashing rather than another layer of caulk.

Trim, ridge caps and edges

Spring storms around Kansas City can bring strong gusts, and wind goes after the edges first. Loose ridge caps, rake trim and eave trim let wind-driven rain in. Resecuring or replacing that trim is often a quick fix.

Panel laps and seams

Where one panel overlaps the next, or where panels end partway down a long roof, water can be pulled in between them. Sealant tape in those laps ages too. On standing seam roofs, a seam that has been bent or opened, often by a fallen limb or foot traffic, can leak.

Rust

Coated steel resists rust well, but cut edges, deep scratches and spots where the coating wore through will rust over time. So will steel that touches copper or sits on wet, treated lumber. Surface rust can often be cleaned and treated. Rust that has eaten through a panel means that panel needs replacing.

Hail damage

Large hail can dent metal. A dent alone usually doesn’t leak, but hail that cracks the paint, crushes a rib or splits a seam can. After a big storm, it’s worth having the roof checked even if nothing is dripping yet.

A leak that isn’t a leak: condensation

In a shop, garage or barn with no insulation under the panels, warm, damp air meets cold metal on a winter night and turns to water. By morning, it drips like a leak. This is common with older outbuildings around Blue Springs. Sealing screws won’t fix it. A liner, insulation or better airflow under the roof will. Telling the difference saves you from paying for the wrong repair.

Can a single panel be replaced?

Usually, yes. On exposed-fastener roofs, a damaged panel can be unscrewed and swapped. Standing seam panels take more work, since they lock into their neighbors, but single-panel repairs are often possible there too.

One honest caveat: older painted metal fades in the sun, so a brand-new panel may not match exactly. On a barn roof that rarely matters. On the front of your house, you’ll want to know before the work starts.

Repair or replace?

Repair makes sense when the problem is in specific places: a group of worn fasteners, a failed boot, loose trim, a few dented or rusted panels.

Replacement starts to make more sense when rust has spread across many panels, the framing or deck underneath has rotted, or the roof has been patched so many times it’s leaking somewhere new after every storm. If that’s where you are, our metal roof installation page walks through what a new roof involves. You’ll get photos and a straight answer on which path fits your building.

If a storm caused the damage

Hail and wind damage to a metal roof may be covered by your homeowners policy. You file the claim with your insurer and pay your deductible. We document the damage with photos, provide the estimate and work with your adjuster. Be wary of anyone who offers to waive or cover your deductible. Our hail damage roof repair page has more on what to do after a storm.

Metal roof repair questions

Is caulk enough to fix a leaking metal roof?

Rarely for long. Sealant helps at some joints, but most lasting repairs replace the failed part: the screw, the boot, the flashing or the trim.

How do I find metal roofing companies near me that actually repair, not just replace?

Ask whether they’ll look for the specific source before quoting. A roofer who shows you photos of the problem spots and explains a repair option is a good sign.

Can you repair a metal roof on a barn or shop?

Yes. Metal roofs on outbuildings, garages and porches get the same inspection as a house.

Will a hail dent cause a leak?

Usually not on its own. Dents that crack the finish, crush a rib or open a seam can, and those should be checked.

Get your metal roof back to doing its job

A slow drip at a few screws can soak insulation, rust what’s stored below and rot the wood under the panels if it runs for a season or two. Most of that is avoidable with a timely repair.

Fix the real source and your metal roof can go back to what it does best: shedding rain, snow and hail without a second thought from you. Call 913-398-5020 or start your estimate online. For more on metal options, see our Blue Springs metal roofing page or read about corrugated metal roofing.
