Where flat roofs usually leak
Most flat roof leaks start at a handful of spots. If you’re describing your leak over the phone, it helps to know them.
The tie-in to the house. Many porches and additions have a flat roof that runs up under a steeper shingle roof. All the water from the roof above pours onto that joint, and if the membrane wasn’t carried far enough under the shingles, water gets behind it.
Walls. Where the roof meets a wall, the membrane should turn up the wall and be covered by flashing or siding. When that flashing loosens or the membrane shrinks away from the wall, the gap lets water in.
Seams. Where two sheets of membrane meet, the seam is taped, glued or welded. Older seams can open after years of heat, cold and movement.
Pipes, vents and other openings. The boots and sealant around each opening dry out and crack over time.
Drains and scuppers. When the outlet clogs with leaves or ice, water backs up and sits against seams and flashing that were never meant to be underwater.
Punctures. Hail, falling branches, dropped tools and foot traffic can leave small holes that are hard to spot.
Why the leak isn’t always above the stain
Water that gets through the membrane doesn’t always drop straight down. It can travel along the deck, through the insulation or down a rafter before it shows up on your ceiling. On a flat roof over a porch, it might enter at the wall and drip near the front edge.
That’s why a good repair starts on the roof, not just over the stain. The seams, flashings and openings uphill from the leak get checked one by one. If the leak still won’t show itself, a careful water test on one section at a time can narrow it down.

What the repair involves
The fix depends on what failed and what your roof is made of:
- A puncture in EPDM rubber gets cleaned, primed and covered with a patch.
- An open TPO seam can be cleaned and heat-welded closed again.
- Loose wall or edge flashing gets reset and sealed, or replaced if it’s damaged.
- A failed pipe boot gets replaced with a new one.
- A clogged drain or scupper gets cleared, and if it’s undersized, that gets addressed too.
Before anything is patched, the area around the leak gets checked for wet insulation or soft decking. If the wood underneath has rotted, it needs to be replaced. A patch over a wet deck won’t last.
When a repair isn’t enough
Sometimes the honest answer is that the roof needs to be replaced. That’s usually the case when the membrane is cracked or brittle everywhere, the insulation is wet across a large area or you’ve been chasing new leaks every season.
