You’ve had the flat roof over your garage or addition patched two or three times, and every spring there’s a new stain. At some point another repair stops making sense. If you’re looking into flat roof installation in Blue Springs, you probably want two things: a roof that finally stops leaking, and a clear idea of what the job involves before anyone starts tearing things off.

That’s a reasonable place to be. A new flat roof is a real investment, and a lot of the problems with the old one, like ponding water or a leaky tie-in to the house, came from how it was built in the first place. Replacing it is your chance to fix that.
APC Roofing installs flat and low-slope roofs on homes and light commercial buildings across Blue Springs and the Kansas City area. We’ve been in business since 2017 and we’re licensed, insured and GAF Certified. Start with a free inspection: call 913-398-5020 and a roofer will come out and look at what you’ve got.
Signs it’s time for a new flat roof
Repairs are worth it when the problem is limited. A replacement usually makes more sense when:
- Leaks keep showing up in new places, season after season
- The membrane is cracked, brittle or shrinking all over
- Water ponds in several areas after every rain
- The deck feels soft or spongy when someone walks on it
- The insulation underneath is wet across a large area
If you’re not sure which side of that line you’re on, start with our flat roof repair in Blue Springs page or book a free inspection and we’ll show you.
Tear-off or overlay
One of the first decisions is whether the old roof comes off. Sometimes a new membrane can go over an existing one, which saves tear-off work. That only works when there’s a single old layer, the material underneath is dry and the deck is solid.
On most homes with a leaking flat roof, a tear-off is the better choice. Covering wet insulation traps moisture against the deck, and it’ll keep rotting wood or rusting metal under your new roof. Taking the old roof off also lets the deck be checked from the top, so soft or damaged boards can be replaced before the new roof goes on.
Getting the drainage right
Most flat roof trouble starts with water that doesn’t leave. A new roof is the best time to fix that.
If your old roof held water in the same low spot after every storm, that spot can be built up with tapered insulation so it drains. Crickets, small sloped ridges, can steer water around a chimney or a rooftop unit and toward the outlet. Drains, scuppers and the gutter at the low edge should be sized and placed so they keep up with a spring downpour, and so ice doesn’t block the only way out in January.
The details that keep a flat roof dry
The middle of a flat roof rarely leaks. The trouble spots are where the flat roof meets something else, and that’s where an installation earns its keep:
Where it meets the shingle roof. Many Blue Springs homes have a low-slope porch or addition that runs up under a pitched shingle roof. The membrane has to extend far enough up and under the shingles, with the shingles lapping over it, so water running down the steeper roof can’t get behind the flat one.
Where it meets a wall. The membrane turns up the wall and gets covered by counterflashing or siding so water can’t run behind it.
At the edges. Metal edge trim holds the membrane down and keeps wind from getting underneath. Wind pulls hardest at corners and edges, so they need the most secure attachment.
At pipes and vents. Each opening gets its own boot or flashing piece sealed to the membrane.
Choosing your membrane
Most residential flat roofs in the Kansas City area use TPO or EPDM. TPO is white and reflective, which helps a sunroom or bonus room stay cooler in summer. EPDM is a rubber membrane that stays flexible in the cold and is easy to patch years from now. You can compare them on our TPO roofing in Blue Springs and EPDM roofing in Blue Springs pages. We’ll recommend one for your roof and explain why.
Timing and weather
Flat roofs can be installed much of the year in Blue Springs, but weather plays a part. Some adhesives and seam products need warmer temperatures to bond properly, so winter jobs may need different products or a different schedule. Rain and high wind can push a start date back. The goal is to have the old roof off and the new one sealed in the same stretch of good weather, and you’ll get a realistic timeline with your estimate.
How it works
- Book your free inspection. Call 913-398-5020 or request a free estimate online.
- Get a clear, honest assessment and estimate. We check the deck, the drainage and every tie-in, and explain your options in a written estimate with photos.
- Your new roof goes on and the site gets cleaned up. Old material and debris leave with the crew.
Financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance if you’d like to spread out the cost.
Putting off a flat roof that’s past repair usually means more rotted decking to replace when the time comes. Getting ahead of it keeps the job simpler.
Flat roof installation questions
How long does it take to install a flat roof?
A small porch or garage roof can be a fairly short job. Larger roofs, roofs that need deck repairs and jobs that wait on the weather take longer. You’ll get a realistic timeline with your estimate.
Can you add slope to my flat roof?
Yes, in most cases. Tapered insulation can create a gentle slope toward the drain or gutter so water stops pooling.
Will the shingle roof above need work too?
Sometimes a few rows of shingles have to be lifted so the new membrane can be tucked under them properly. We’ll tell you up front if that’s part of the job.
Can a flat roof go on a house that has never had one?
Flat roofs are usually part of how a section of the house was built. If you’re adding a porch or addition, we can talk through roofing options for it.
