That black rubber roof over your garage or back addition has been up there a long time, and lately it doesn’t look right. The edges are pulling away from the wall, there’s a bubble near the middle, and after the last thaw there was a water stain in the corner of the ceiling. You’re looking for EPDM roofing in Blue Springs because you want to know whether it can be fixed or whether it’s finally time for a new one.

Flat commercial roof with rooftop safety anchors

It’s a hard call to make from the ground. Rubber roofs often look fine from a distance until they don’t, and nobody wants to pay for a full replacement if a few seams are the only problem.

APC Roofing repairs and installs EPDM roofs on homes and light commercial buildings across Blue Springs and the Kansas City area. We’ll tell you straight whether your rubber roof has more years in it. The inspection is free, and we’re a licensed, insured, GAF Certified contractor that’s been in business since 2017. What EPDM is

EPDM is a synthetic rubber membrane, usually black, that comes in large sheets. Fewer sheets means fewer seams, and seams are where most flat roofs eventually leak. It’s been used on low-slope roofs for decades, so most roofers have seen just about every way it can wear out.

Where two sheets meet, they’re joined with a primer and seam tape or adhesive. Around pipes, vents and corners, preformed boots and flashing pieces seal the openings. The membrane can be fully glued to the roof, fastened along the seams, or held down by stone on larger roofs.

Why EPDM suits the Kansas City climate

Cold is where EPDM stands out. The rubber stays flexible well below freezing, so it moves with the roof through the freeze-thaw cycles a Blue Springs winter brings instead of cracking. That matters on a flat roof, where snow can sit for days and melt and refreeze over and over.

It also holds up well to hail compared with some older roof types, especially thicker membranes laid over a solid board. A hard hit can still bruise or puncture it, so a roof check after a serious hailstorm is a good idea.

The trade-off is summer heat. A black roof absorbs a lot of sun and can make the room below warmer in July. If that room is a sunroom or a bedroom over the garage, it’s worth talking about a white membrane like TPO roofing in Blue Springs or white EPDM instead.

EPDM or TPO?

Both are good flat roof choices, and the right one depends on your roof.

EPDM is often the better fit when the roof sees hard winters, when you want something that’s simple to patch years from now, or when the section is small and shaded. TPO is often the better fit when the roof gets full afternoon sun, the room underneath runs hot, or the roof has a lot of seams that benefit from welding. We’ll tell you which one we’d put on your roof and why.

How a rubber roof shows its age

EPDM doesn’t usually fail all at once. It wears in ways you can sometimes see:

Shrinking. Older EPDM can shrink over time and pull away from walls, curbs and edges. You may see the membrane stretched tight, like a drum, at the corners or pulling the edge metal inward.

Seam failure. Older seams that were glued rather than taped can let go, especially after years of heat and cold. An open seam may look like a lifted edge or a dark line.

Punctures. Branches, hail, dropped tools and foot traffic can all put small holes in the rubber. Those are often the easiest repairs.

Ponding. Water that sits in the same low spot season after season wears the surface and stresses nearby seams.

Surface cracking. After many years in the sun, the top of the rubber can craze and crack, a sign the membrane is near the end.

Repairing an EPDM roof

A lot of EPDM problems are repairable. A puncture or small tear gets cleaned, primed and covered with a patch. A failed seam can be opened, cleaned and resealed with new tape. Flashing that has pulled away from a wall can be reset.

The question that decides repair versus replacement is what’s under the rubber. If water has been getting in for a while and the insulation or deck is soaked, patching the top won’t stop the problems underneath. Our flat roof repair in Blue Springs page covers how a leak gets traced back to where it starts.

Replacing an EPDM roof

When it’s time for a new one, the old membrane usually comes off so the deck can be checked and any soft or rotted wood replaced. That’s also the chance to fix drainage, add insulation and tie the new roof properly into the walls and the shingle roof above it. See flat roof installation in Blue Springs for how that goes.

How it works

  1. Book your free inspection. Call 913-398-5020 or request a free estimate online.
  2. Get a clear, honest assessment and estimate. We check the seams, edges, flashings and drains, look for wet spots underneath, and give you photos and a written estimate.
  3. The work gets done and the site gets cleaned up. Old material and debris leave with the crew.

Financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance if you’d like to spread out the cost of a new roof.

An open seam on a rubber roof can let water into the insulation for a whole winter before it reaches the ceiling. A quick repair now keeps it from becoming a bigger one.

EPDM roofing questions

Can you patch an old rubber roof?

Usually, yes, as long as the rubber is still flexible and the material under it is dry. Very old EPDM that has gone brittle or shrunk badly doesn’t take patches well, and replacement makes more sense.

Is EPDM good for a porch or garage roof?

Yes. It’s a common choice for porches, garages and additions in the Kansas City area because it handles cold weather well and is easy to repair later.

Why is my rubber roof pulling away from the wall?

Older EPDM can shrink as it ages, which pulls on the flashing at walls and edges. Once it pulls loose, water can get behind it. That usually needs new flashing at the least.

Can EPDM be white?

Yes. White EPDM is available, though most rubber roofs are black. If heat in the room below is a concern, we’ll go over white options with you.
