When a roof inspection makes sense
Some reasons are obvious, like a stain on the ceiling. Others are easy to miss:
- After hail or a strong windstorm. Hail bruises often can’t be seen from the ground, and wind can lift shingles on the side of the house you don’t look at.
- Before you buy or sell. A roof flagged in a home inspection can hold up a closing. Knowing the real condition helps you plan the sale or the repair.
- Before winter. Small gaps around flashing and pipe boots get worse when water freezes in them. Fall is a good time to catch them.
- When the roof is getting older. If you don’t know the roof’s age, or it was here when you bought the house, an inspection tells you roughly how much life is left.
- When your insurer asks. Some insurance companies ask about roof condition at renewal.
What a roof inspection covers
A good inspection looks at more than the shingles.
On the roof
The inspector checks the shingles or panels for hail bruises, cracks, curling, missing pieces and bald spots where the protective granules have worn off. Flashing around chimneys and walls gets a close look, along with the rubber boots around plumbing vent pipes, which crack in the sun long before the shingles wear out. Valleys, ridges and roof edges are checked too.
At the gutters and edges
Gutters collect granules as shingles age, so a gutter full of grit tells a story. Dents in gutters, downspouts and metal vents after a storm are a sign hail was big enough to damage the roof. Soft or stained fascia boards can point to water getting behind the drip edge.
In the attic
If we can get into your attic, it tells us a lot. Water stains on the underside of the roof deck, daylight coming through, damp insulation and frost on nails in winter all point to problems you can’t see from outside.
What you get afterward
You’ll get a plain-English rundown of what we found and photos of anything worth your attention. Then you’ll hear one of three things: your roof is fine for now, it needs a repair, or it’s time to start planning a replacement. If it needs work, you’ll get a written estimate. There’s no obligation to hire us.
Storm damage inspections and your insurance
After a hailstorm, a lot of homeowners want to know whether there’s enough damage to file a claim. An inspection before you call your insurer helps you decide. If you do file, you file the claim yourself and pay your deductible. We document the damage, provide the estimate and work with your adjuster when they come out.
