What TPO is
TPO stands for thermoplastic polyolefin. It’s a single-ply roofing membrane, which means the roof is one layer of tough, flexible sheet that comes in wide rolls. Most TPO is white.
What makes TPO different is how the seams are joined. Where two sheets overlap, the installer heats the edges with a hot-air welder until they melt together into one piece. A properly welded seam is as strong as the sheet itself, and seams are where flat roofs usually leak.

What goes into a TPO roof installation
A TPO roof is more than the white sheet you see. Underneath, there’s usually rigid insulation board and sometimes a cover board, both sitting on the roof deck. The membrane is then either fastened mechanically through those layers or fully glued down.
The details that matter most are around the edges and openings:
- Metal edging that pins the membrane along the perimeter
- Molded boots that seal around plumbing vents
- Curbs and flashing around AC units and other equipment
- The tie-in where the flat roof meets the wall or sloped roof of the house
Membrane thickness is measured in mils, or thousandths of an inch. A thicker membrane takes more abuse from foot traffic and sun. Ask to see the thickness in writing on any TPO proposal, since you can’t tell by looking.
Recover or tear off?
Sometimes a new TPO membrane can go over an existing flat roof. That only works when the insulation underneath is dry and there’s just one roof already in place. If moisture is trapped below, covering it seals the problem in, and the deck keeps rotting under your new roof.
That’s why moisture testing comes before any recommendation. If the old roof needs to come off, the decking gets checked and any rotted wood gets replaced before the new system goes down.
