You’ve got two or three quotes for a new roof spread across the kitchen table, and they don’t line up. One is a page long, one is a single number, and one lists things you’ve never heard of. Choosing a company for shingle roof installation in Kansas City shouldn’t feel like a guessing game, but right now it does.

What a shingle roof installation estimate should spell out
A good estimate tells you what you’re paying for. Here’s what to look for, and what to ask about if it’s missing.
Tear-off and layers. How many layers of old shingles are coming off, and is the new roof going over the deck or over an old layer? Overlays cost less up front but hide the deck underneath.
Decking. Rotted or soft plywood has to be replaced, and nobody knows how much until the old roof is off. The estimate should say how replacement wood is handled and billed.
Ice and water barrier. In Kansas City, a self-adhering barrier at the eaves and in the valleys protects against ice dams and wind-driven rain. Ask where it’s going and how far up the roof it runs.
Underlayment. Synthetic or felt, and whether it covers the whole deck.
Drip edge and starter strip. Metal edge at the eaves and rakes, and a proper starter course so the first row of shingles is sealed down against wind.
Flashing. Whether step flashing at walls and chimney flashing is new or being reused. Reused flashing is sometimes fine and sometimes the source of the next leak.
Pipe boots and vents. Old rubber boots often crack before shingles wear out. New ones belong on a new roof.
Shingle line and color. The exact product, not just “architectural shingles.”
Ridge cap. Matching cap shingles made for the hips and ridge, not cut-up field shingles.
Cleanup and disposal. Dumpster, haul-away and a nail sweep of the yard and driveway.
Permit. Cities on both sides of the state line have their own permit rules. Ask who pulls the permit.
If two quotes differ by a lot, the answer is usually somewhere on that list.

When to schedule a shingle roof installation in Kansas City
Spring is storm season, and after a big hail event the whole metro is trying to get on a roofer’s calendar at once. Late summer and fall are popular for planned replacements: the weather is steadier and shingles seal well in the warmth.
Winter installs are possible on days when the weather cooperates. Shingle seal strips need warmth to bond, so in cold weather the manufacturer may call for hand-sealing until spring warms things up. In the heat of July and August, shingles soften, and a good crew is careful about foot traffic on the fresh roof.

The crew sets up early, covers landscaping and places a dumpster close to the house. The old roof comes off one section at a time, the deck gets checked and repaired, and the new layers go on in order before the end of the day. Many residential roofs are finished in a single day. It’s loud, so plan for that if you work from home. At the end, the site gets cleaned up and you get a walk-through of the finished roof.
