There’s a bucket under the drip in the back office again. Your building’s roof has been patched so many times that nobody remembers what the original membrane looked like, and every spring storm brings a new leak over inventory, equipment or a tenant’s desk. You’re starting to price out commercial roof installation in Kansas City, and you’re worried about the cost, the disruption and choosing the wrong system.

Those are reasonable worries. A commercial roof is a big decision, and you need straight information to make it, not a sales pitch.
APC Roofing is a GAF Certified contractor, licensed and insured, and we’ve been in business since 2017. We repair, re-roof and install new commercial roofs, including TPO, EPDM, built-up and other membrane systems. Your inspection and estimate are free. Call 913-398-5020 to set up a walk-through.
When a new commercial roof makes sense
Many commercial roofs can be repaired for years. A new roof usually becomes the better choice when you see these:
- Leaks in several areas, or the same leak coming back after repairs
- Wet insulation under large parts of the roof
- Seams opening across the field, not just in one spot
- Membrane shrinking and pulling at the walls and edges
- Ponding water that sits for days after a rain
If you’re not sure, start with an inspection. Sometimes a targeted commercial roof repair buys real time, and we’ll tell you if that’s the case.
Commercial roof installation in Kansas City: choosing a system
TPO
TPO is a single-ply membrane, usually white, with seams that are heat-welded into one continuous sheet. The white surface reflects summer sun, which helps buildings that run their AC hard from June through September. See TPO roofing in Kansas City for more.
EPDM
EPDM is a synthetic rubber membrane, usually black, that comes in wide sheets with fewer seams. It stays flexible in cold weather, which suits a Kansas City winter. Seams are joined with adhesives and tape rather than heat. More on EPDM roofing in Kansas City.
Built-up and modified bitumen
Plenty of older commercial buildings in the metro still have built-up roofs, the layered asphalt-and-felt systems often topped with gravel. Modified bitumen is a related, newer approach that uses rolled sheets. These multi-layer roofs take foot traffic well, and they’re heavier than single-ply membranes.
The right choice depends on your building’s structure, how much rooftop equipment you have, how the roof drains and how long you plan to own the building. We’ll lay out the trade-offs for your roof specifically.
Tear-off or recover?
Some commercial roofs can take a new membrane over the existing one, which saves tear-off cost and keeps the building sealed during the work. That only works if the existing roof and insulation are dry and the building code allows another layer. Wet insulation has to come out, because covering it traps the moisture and the new membrane will blister and fail early. A good inspection checks for moisture before anyone recommends a recover.
Insulation and drainage
Low-slope roofs live and die by drainage. Tapered insulation can be installed under the new membrane to build slope toward the drains and get rid of low spots where water used to sit. Drains, scuppers and gutters get checked and sized for the roof area. A new roof is also the cheapest time to add insulation, since everything is already open.
The details where commercial roofs leak
Most commercial leaks start at the edges and the things that poke through the roof, not in the middle of the field. A new installation should include:
- Flashing at walls and parapets, sealed at the top so water can’t run behind it
- Proper curbs and flashing around rooftop HVAC units and other equipment
- Edge metal secured against wind uplift
- Walkway pads along service paths, so HVAC techs don’t puncture the new membrane
Kansas City weather and your new roof
The metro sees large hail, strong spring winds, freeze-thaw winters and hot, humid summers, sometimes all in one year. Wind pulls hardest at roof corners and edges, so the attachment pattern there matters. Water that ponds in winter freezes and stresses seams. Summer heat ages dark membranes faster. Your system and installation details should be chosen with all of that in mind.
Working around your business
A roof replacement on an occupied building takes planning. We’ll talk through access, parking, noise, where materials get staged and which areas of the building will be affected on which days. You and your tenants should know what’s happening before it happens.
How it works with APC Roofing
- Book your free inspection. Call 913-398-5020 or request an estimate online.
- Get a clear, honest assessment and estimate. You’ll get photos, a written scope and system options with the reasoning behind each. Financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance.
- Your roof gets installed and the site gets cleaned up. The crew works to the plan you agreed on and leaves the site clean.
Every season you wait on a failing commercial roof, water has more time to soak insulation and get into the deck, and the job that was a recover can turn into a full tear-off.
Commercial roof installation questions
How long does a commercial roof installation take?
It depends on the size of the roof, the system and whether it’s a tear-off or a recover. You’ll get a realistic schedule with your estimate.
Can my business stay open during the work?
In most cases, yes. We’ll plan the work so the building stays usable and tell you ahead of time about noisy or restricted days.
Is TPO or EPDM better for a Kansas City building?
Both work well here. TPO’s white surface helps with summer cooling, and EPDM stays flexible in the cold and has fewer seams. Your building’s use and layout usually decide it.
Do you work on both the Missouri and Kansas sides of the metro?
Yes. We work across the greater Kansas City area, from Kansas City, Missouri, to Overland Park, Shawnee, Lee’s Summit and Independence.
