The leak over aisle three is back. Someone patched it last fall, and now there’s a fresh drip a few feet away and a trash can catching water every time it rains. You need commercial roof repair in Kansas City that fixes the actual problem, not another patch on the spot where water happens to come through.

It’s a frustrating spot to be in. Every leak means moved inventory, a damp floor someone could slip on, or a tenant calling you again. And you’re not sure whether you’re dealing with a simple repair or the first sign that the whole roof is on its way out.
APC Roofing repairs commercial roofs across the Kansas City metro, on both the Missouri and Kansas sides. We’re a GAF Certified contractor, licensed and insured, in business since 2017, and your inspection is free.
Why commercial roof leaks are hard to find
On a low-slope roof, water rarely drips straight down from the hole. It gets under the membrane, runs along the top of the insulation or the deck, and comes through the ceiling wherever it finds a seam or a fastener. A leak over the loading dock can start 20 feet away near a rooftop unit.
That’s why patching the spot above the stain so often fails. Real leak repair starts by tracing the water back to where it enters, and by checking how far the moisture has spread underneath.
You can help. Keep a simple log of when the leak shows up: only in heavy rain, in wind-driven rain from one direction, or during snowmelt. Each of those points to a different kind of problem.
Where commercial roofs usually fail
Most commercial leaks come from the same handful of places:
- Seams between sheets of membrane, where adhesive or welds have let go
- Flashing at parapet walls, where the membrane turns up the wall and the termination bar or counterflashing has pulled loose
- Curbs around rooftop units, where the HVAC equipment sits and gets serviced several times a year
- Pipe penetrations and pitch pans, where sealant dries out and cracks
- Drains and scuppers, where debris backs water up against seams that were never meant to sit underwater
- Edge metal, where wind gets under a loose edge and starts peeling the membrane back
- Punctures, from dropped tools, foot traffic and hail on aging membrane
Commercial roof repair in Kansas City, by roof type
TPO. Punctures and failed seams are repaired by cleaning the area and heat-welding new TPO over it, so the patch becomes part of the membrane.
EPDM. Holes and open seams get cleaned, primed and covered with EPDM patches and seam tape. Older EPDM can shrink and pull at the flashing, which may need to be redone. Our EPDM roofing in Kansas City page explains how it ages.
Built-up and modified bitumen. Blisters, splits and worn spots are cut out and patched with compatible material, and failed flashing is rebuilt.
Metal. Loose fasteners get replaced, worn sealant at seams and laps gets redone and rusted spots are addressed before they spread.

What Kansas City weather adds
Spring hail can bruise insulation and crack aging membrane without leaving an obvious hole. Winter freeze-thaw works water deeper into any open seam, especially where ponding water sits after a rain. And summer heat followed by cold snaps makes the whole roof expand and shrink, which strains the flashing at walls and curbs. After a big storm, it’s worth having the roof checked even if nothing is leaking yet.
When repair stops making sense
A repair is the right call when the roof is mostly dry and the damage is local. It stops being the smart money when leaks keep moving around, when a large share of the insulation is wet, or when the membrane is brittle and cracking across the field. At that point you’re paying for patches on a roof that needs replacing.
We’ll show you the photos and tell you which side of that line your roof is on. If it’s time for a new roof, our commercial roof installation in Kansas City page walks through what’s involved.
Storm damage and insurance
If hail or wind damaged your building’s roof, you file the claim with your insurance company and you pay your deductible. We inspect the roof, document the damage with photos, give you a written estimate and work with your adjuster.
How it works with APC Roofing
- Book your free inspection. Call 913-398-5020 or request an estimate online.
- Get a clear, honest assessment and estimate. You’ll get photos of the leak source, the condition of the rest of the roof and a written estimate for the repair. If replacement is the better path, you’ll hear why.
- The repair gets done and the site gets cleaned up.
While you wait, keep drains and scuppers clear if you can reach them safely from a roof hatch, move what you can out from under the drip, and take photos of the leak inside. Wet insulation spreads sideways, so a small leak handled this season is usually a much smaller job than the same leak handled next year.
Commercial roof repair questions
Can you repair a roof that someone else installed?
Yes. We inspect and repair commercial roofs no matter who installed them.
Why does the leak keep moving?
Water travels under the membrane before it comes through the ceiling. If repairs keep chasing the drip, the source probably hasn’t been found yet, or there’s more than one.
Can you fix just the leaking area?
Often, yes. If the rest of the roof is sound and dry, a local repair is usually the right call.
Do you repair commercial roofs in Overland Park and the Kansas side?
Yes. We work across the Kansas City metro on both sides of the state line.
