Commercial roofing in Kansas City: what the weather does
A flat roof in this climate has to deal with things a pitched house roof sheds easily.
Hail is the obvious one. On a membrane roof it can bruise the insulation underneath, crack older built-up surfaces and puncture a membrane that’s already brittle with age. A lot of hail damage on commercial roofs isn’t visible from a quick walk, so it’s worth a close look after a big storm.
Water that sits is the slow one. Clogged drains, sagging decks and low spots leave ponds after a rain, and in winter that water freezes and thaws over and over at the seams. Heavy, wet snow adds weight and can hide drains for days.
Then there’s movement. A big roof expands in July heat and shrinks in January cold, and that back-and-forth works on the seams, the flashing at walls and the edges around rooftop units.
Repair, re-roof or replace
Every commercial roof has three possible paths, and you should hear about all of them.

Re-roofing over the existing system can be an option when the old roof is dry and the building allows another layer. It costs less than a tear-off, but if the insulation underneath is wet, covering it traps the problem.
Full replacement makes sense when leaks are widespread, the insulation is soaked, or the roof has simply reached the end of its useful life. What you get from an inspection
A good commercial inspection covers the whole roof, not only the spot that’s leaking: the membrane surface and seams, flashing at walls and curbs, drains and scuppers, edge metal, rooftop equipment and signs of trapped moisture. You should come away with photos tied to locations, an honest read on condition and a recommendation you can take to your owner, board or lender.
