Water’s coming through the ceiling under your flat roof again. Maybe it’s the garage, the sunroom or the back of your shop. You had it patched last year, and now you’re wondering whether flat roof repair in Kansas City is even worth doing one more time, or whether you’re throwing good money after bad.
That’s a fair thing to wonder. Flat roofs leak in different ways than sloped ones, and a patch in the wrong spot won’t fix a thing. You need someone to find where the water’s actually getting in and tell you honestly whether the roof has more life in it.

Why flat roofs leak
A pitched roof sheds water in seconds. On a flat roof, water moves slowly, and anything that slows it down further turns into a leak sooner or later. The usual causes:
- Ponding water. Low spots hold water for days after a rain. In a Kansas City winter that water freezes and thaws over and over, which works on the seams and the membrane.
- Open seams. Glued seams on rubber roofs peel as the adhesive ages, and welded seams can fail where they were poorly heated.
- Flashing at walls and edges. Where the roof turns up a wall or parapet, the flashing loosens and water runs in behind it.
- Punctures. Foot traffic, a dropped tool from an HVAC service call or a falling branch can open a small hole.
- Clogged drains and scuppers. Leaves and debris back water up until it finds a way in.
- Blisters and cracks in older built-up and modified bitumen roofs as they dry out.
Finding the leak is half the job
Water on a flat roof can travel a long way under the membrane before it shows up inside. The stain on your ceiling may be ten feet or more from the actual hole. That’s why patching over the spot directly above the stain so often fails.
A proper inspection looks at the whole roof: seams, edges, flashing, drains and anything that penetrates the membrane. We check for wet insulation, too, because a roof that’s wet underneath behaves very differently from one with a single small hole.
It helps if you can tell us when the leak shows up. A leak only during wind-driven rain points to flashing or edges. One that drips for days after the rain stops often means water is trapped in the insulation.
Flat roof repair in Kansas City, by roof type

TPO: Patches are heat-welded to the existing membrane when it’s still in good enough shape to take a weld. Older, weathered TPO may need more surface prep.
Built-up and modified bitumen: Blisters and cracks get cut out and patched with compatible material, and flashing at walls gets rebuilt.
Whatever the material, the repair has to match it. Mixing incompatible products is a common reason a patch peels off a year later.
Repair or replace your flat roof?
Repair usually makes sense when the damage is in one area, the membrane is still flexible and the insulation underneath is dry. Replacement starts to make more sense when:
- Large areas of insulation are wet
- The membrane is shrinking, cracking or brittle across the whole roof
- You’re repairing new leaks every season
- The roof holds water in several low spots that a repair can’t fix

Can a flat roof be repaired, or does it need replacing?
Many can be repaired, especially when the leak is from a seam, flashing or puncture and the insulation is dry. Widespread wet insulation or a brittle membrane usually means replacement.

Wind-driven rain gets behind loose flashing and edge metal that stay dry in a calm rain. Ponding after heavy rain can also find small seam openings.
