Where metal roofs usually leak
Metal panels themselves rarely leak. The trouble is almost always at the places where something passes through, joins or ends.
Fasteners on exposed-screw roofs. On corrugated and ribbed panels, every screw has a rubber washer. Sun and heat dry those washers out over the years until they crack. Metal also expands in the afternoon and contracts at night, and that movement can back screws out or enlarge the holes. Screws driven crooked or too tight leak from day one.
Pipe boots. The flexible boot around a plumbing vent gets brittle and splits in the sun. It’s one of the most common leaks on any metal roof.
Flashing at walls and chimneys. Where the roof meets a wall or chimney, the flashing has to be layered so water runs over it, not behind it. Sealant-only flashing fails as the sealant ages.
Valleys and laps. Where two roof planes meet, or panels overlap end to end, water and debris collect. Leaves and pine needles packed into a valley hold water against the metal.
Seams on standing seam roofs. Seams can be damaged by foot traffic, wind or hail, or opened by a poor original install.
Edge and ridge trim. Strong Missouri winds can loosen trim at the edges and ridge, letting wind-driven rain in.
Hail damage on metal roofs
