You’ve noticed the clean panels and tall ribs on a few houses around Johnson County, and you’re wondering whether standing seam metal roofing makes sense for your Shawnee home. Maybe your shingles took one hailstorm too many. Maybe you’d just like your next roof to be one you don’t think about for a long while. It’s a big purchase either way, and you want real answers before anyone slides a contract across the table.

That’s fair. A metal roof costs more up front than shingles, so it deserves a plain explanation, including the parts a sales pitch tends to skip.
APC Roofing is a GAF Certified roofing contractor, licensed and insured, and in business since 2017. We install and repair metal roofs across the Kansas City metro, and your inspection and estimate are free. Call 913-398-5020 to set one up.
What makes standing seam different
Most metal roofs on barns and shops are exposed-fastener panels. Screws go straight through the face of the metal, and each screw has a rubber washer that seals the hole. Those washers dry out in the sun over the years, and every one of them is a place water can eventually find.
Standing seam works another way. Each panel runs from the eave to the ridge in one piece, and its long edges turn up into vertical ribs. Neighboring panels lock together at those ribs, and hidden clips under the seams hold everything to the roof deck. No screw heads sit in the path of the water.
You’ll hear about two seam styles. Snap-lock panels press together by hand. Mechanically seamed panels get folded shut with a seaming tool, which holds better on lower slopes and in hard wind. Which one fits depends on the pitch of your roof and the panel you pick.
How standing seam metal roofing handles Shawnee weather
Hail. Kansas City storms can throw hail big enough to dent metal. A dent in a standing seam panel usually isn’t a leak, because the metal and its coating are still in one piece. Thicker panels (a lower gauge number) and panels with light stiffening ribs resist dents better. If hail worries you, ask for the panel’s impact rating before you choose a product.
Snow and ice. Snow slides off painted metal much more easily than off shingles. That’s good for the roof, but a whole sheet of snow can let go at once over a front door, a walkway or a gutter. Snow guards clamp onto the seams and hold the snow in place so it melts off slowly, and they don’t need holes in the panels.
Heat and cold. Steel grows a little on a hot July afternoon and shrinks again on a January night. On a long panel, that movement adds up. Standing seam clips are built to let panels slide. When panels get pinned down too tightly, you see ripples, hear loud popping and end up with worn fastener points later on.
Wind. Straight-line winds hit hardest at the corners, eaves and rakes. Clips should sit closer together in those zones, and the edge trim should hook onto a continuous cleat so the wind can’t get a grip on it.
Is standing seam the right roof for your home?
It’s a strong fit if you plan to stay put for many years, you’re tired of replacing shingles after storms, or you have a low-slope porch or addition where shingles struggle. Lighter colors also bounce back a good share of summer sun, which takes some heat off the attic.
It might not be the right call if your budget points to shingles this year, or if you’re selling soon. A well-installed architectural shingle roof is a perfectly good choice in Shawnee, and you’ll hear that from us if it’s the better fit.
A few things homeowners ask about:
- Noise. Over solid decking and underlayment, rain on standing seam sounds a lot like rain on shingles. The loud tin-shed sound comes from panels screwed to open framing.
- Oil canning. Some flat panels show a slight waviness in low morning light. It’s cosmetic and doesn’t change how the roof sheds water. Narrower panels, thicker metal and stiffening ribs make it harder to see.
- Going over shingles. We tear the old roof off down to the deck before any metal goes on, so we can see and fix the wood first. If the decking is soft, it gets replaced before the panels go on.
What a good installation includes
Panels get all the attention, but leaks on metal roofs nearly always start at the details. When you compare estimates, look for:
- Solid decking, with any rotted boards replaced during tear-off
- A high-temperature synthetic underlayment made for metal, since felt paper breaks down under hot panels
- Clips, trim and closures made for that specific panel system
- Formed metal flashing at chimneys, walls and valleys, with caulk as backup only
- Foam closures at the eaves and ridge to keep out wind-driven rain, birds and wasps

Standing seam questions from Shawnee homeowners
Will hail ruin a standing seam roof?
Most hail leaves cosmetic dents, if it marks the panels at all. Very large hail can crease panels or bend seams. After a big storm, a free inspection tells you whether anything needs attention. If you decide to file an insurance claim, you file it and pay your own deductible. We document the damage, provide the estimate and work with your adjuster.
Is a metal roof louder than shingles?
Not when it’s installed over solid decking with underlayment. Most people notice very little difference from inside the house.
Can standing seam go on a low-slope porch roof?
Often, yes. Mechanically seamed panels are rated for lower slopes than screw-down panels. Below a panel’s minimum slope, a membrane roof is the better choice.
Do I need snow guards in Shawnee?
They’re worth considering anywhere sliding snow could land on people, cars or gutters, like over entries, decks and driveways. On sections over open yard, many homeowners skip them.
A roof you can stop watching
Putting off a worn roof rarely saves money. A slow leak can soak insulation and decking for months before a stain ever shows on the ceiling, and by then the job has grown.
When the next hail warning pops up on your phone, you should be able to shrug, knowing what’s over your head and that it went on right. Call 913-398-5020 to book your free inspection, or start your estimate online.
