What usually goes wrong with a metal roof
Worn screws and washers
On corrugated and ribbed roofs, every screw has a rubber washer that seals the hole. Sun and heat wear those washers out, and the panels’ daily expansion and contraction slowly loosens the screws. You’ll often see a rust ring around the screw head before you see a drip inside.
Flashing and pipe boots
Anywhere something pokes through the roof, like a plumbing vent or exhaust pipe, there’s a boot or flashing that has to follow the shape of the panel. Boots crack in the sun. Flashing that was sealed only with caulk, rather than formed and fastened properly, tends to open up within a few seasons.
Laps and seams
Exposed-fastener panels overlap at the sides and ends, and those laps can separate when screws loosen. On standing seam roofs, a seam bent by hail, a falling limb or someone walking on it can open just enough to let wind-driven rain in.
Loose or missing trim
Kansas City straight-line winds look for anything they can pry at. Ridge caps, rake trim and eave trim that weren’t fastened well, or have loosened over time, can lift and peel back.
Rust and mismatched metals
Scratches that go through the paint to bare steel will rust, and so will raw cut edges. Steel touching copper, or panels sitting on pressure-treated lumber, corrodes faster than it should. So do the wrong screws.
Hail damage on metal roofs

Sealant has its place, but it’s a backup, not the fix. Sun turns most sealants hard and cracked within a few seasons, and the metal’s movement pulls them apart. A leak that’s been caulked three times usually needs the part underneath fixed: a new boot, a reformed flashing, a replaced screw or a re-secured lap.
