A few cracked tiles turned up after the last storm. Or there’s a water spot on the ceiling, you can’t see anything wrong from the yard, and you’ve got a sinking feeling the whole roof is about to cost you a fortune. Tile roof repair in Palm Coast often comes down to finding exactly where the water is getting in and fixing that spot properly.

Tile roofs make people nervous for good reason. Tile is expensive, easy to break and sometimes hard to match, and a careless repair can leave you with more cracked tiles than you started with. You want it fixed once, by someone who’s careful with your roof.

What a tile roof repair in Palm Coast usually involves
Most tile roof repairs fall into a handful of types. Your inspection tells you which one you’re dealing with.
Replacing cracked or broken tiles
Storm debris, falling branches and foot traffic are the usual causes. A broken tile is removed, the underlayment beneath it is checked, and a matching tile goes in its place. One cracked tile isn’t always a leak, but it leaves the underlayment exposed to sun and rain.
Resetting slipped tiles
Tiles can shift when fasteners or adhesive let go, or after a strong wind. A slipped tile opens a gap for rain to blow through. It gets reset and refastened to current standards.
Ridge and hip repairs
On older roofs, the tiles along the peaks and corners are often held by mortar that cracks over years of heat and storms. Loose ridge tiles are a common leak point. They’re reset, and on many roofs they’re refastened to a raised support along the ridge, which holds better in wind.
Valleys, walls and roof penetrations
Where two slopes meet, or where the roof meets a wall or a pipe, water is funneled through metal flashing. Leaves and pine needles pile up in valleys and push water sideways under the tile. Flashing near the coast corrodes over time. Clearing and replacing flashing at these spots fixes a lot of tile roof leaks.
When the problem isn’t the tile
Sometimes every tile looks fine and the roof still leaks. On tile roofs, that usually points to the underlayment, the waterproof layer under the tile. In Palm Coast heat, it ages and turns brittle well before the tile does.
If the underlayment has failed in one area, a section of tile can be lifted, new underlayment put down and the same tiles reinstalled. If it’s failing across the whole roof, a full tile lift and re-underlay is the long-term fix. Florida’s building code also limits how much of an older roof can be repaired before more of it has to be brought up to current code, so that’s part of the conversation. Our Palm Coast tile roofing page explains repair versus re-underlay versus replacement in more detail.
Fascia and the roof edge
Water doesn’t just come through the top of the roof. When gutters overflow or a leak runs down to the eave, the fascia board behind the gutter can rot, and you may see peeling paint, soft wood or stains along the roof edge. APC Roofing repairs fascia and soffits as well as roofs, so the edge can be fixed along with the tile instead of as a separate job.
Finding tiles that match
Matching is one of the hardest parts of tile repair. Colors fade, and some profiles have been discontinued. A few options help: spare tiles left from your original install, close matches from current manufacturers, or tiles moved from a less visible part of the roof to the front, with new tile going in the back. You’ll see the choices before any tile goes on.
Storm damage and your insurance
If a storm cracked or knocked loose your tiles, we’ll document the damage with photos and give you a written estimate. You file your own claim and pay your own deductible, and we work with your adjuster. Our storm damage roofing page covers that process in more detail.
How it works
- Book your free inspection. Call 386-259-8425 or request a free online estimate.
- Get a clear, honest assessment and estimate. You’ll see where the water is getting in and what it’ll take to fix it, with photos and a written estimate. Financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance.
- Your roof gets repaired and the site gets cleaned up. Broken pieces and debris are hauled away.
A small tile leak can stay hidden for a long time. Water runs along the underlayment and soaks the deck before any stain appears inside, and fixing it early keeps it a repair.
Tile roof repair questions
Can you replace just a few tiles?
Yes. Individual tiles can be swapped out without disturbing the rest of the roof, as long as the underlayment beneath them is in good shape.
Will the new tiles match?
Sometimes exactly, sometimes closely. Older roofs can be tough to match because of fading and discontinued styles. You’ll see options before the repair.
Why does my tile roof leak when no tiles are broken?
Usually the underlayment beneath the tile has worn out, or water is getting in at flashing around a wall, valley or pipe. A roof leak repair starts with finding the real source.
Can you fix my fascia too?
Yes. Rotted fascia and soffit along the roof edge can be repaired along with the tile.
