There’s a brown ring on the ceiling, and it gets a little bigger after every storm. Or the leak only shows up when rain blows in from one direction, and by the time anyone looks, it’s dry again. You’ve maybe had someone dab caulk on the roof already, and it came back.

Roof leak repair in Overland Park comes down to one thing: finding where the water actually gets in. That’s often not directly above the stain. Water runs along the roof deck and down rafters before it drips, so a leak over the kitchen can start several feet away.
APC Roofing has been in business since 2017 and works out of a Kansas City-area office in Shawnee. We’re GAF Certified, licensed and insured, and leak inspections are free. Call 913-398-5020 and tell us what the ceiling is doing.
Read the pattern of your leak
When and how a leak shows up says a lot about where it’s coming from. Pay attention to these clues before you call. Your notes on when it leaks and where you see water help narrow the search, and you know your house better than anyone.
It only leaks in heavy rain
A leak that appears only in downpours often points to a valley that can’t handle the volume, a gutter backing up under the roof edge, or a lap or seam that holds in normal rain but overflows in a hard one.
It only leaks when the wind blows a certain way
Wind-driven rain gets pushed sideways into places it normally wouldn’t reach. Look at the flashing where the roof meets a wall or chimney on that side of the house, and at shingles that may have lost their seal.
It leaks in late winter, near an outside wall
That’s the classic sign of an ice dam. Snow melts higher on the roof, refreezes at the cold eaves, and the water backs up under the shingles. These leaks often show up during a thaw after a cold stretch.
It drips around a vent pipe or bathroom fan
Rubber pipe boots crack with age, and water runs straight down the pipe. A bathroom fan that vents into the attic, or a duct that’s come loose, can also drip warm, wet air back down.
It leaks no matter what the weather is doing
If you see water on dry days, the roof may not be the cause at all.
Leaks that aren’t the roof
Some ceiling stains look exactly like roof leaks but start somewhere else:
- Attic condensation. In cold weather, warm moist air from the house can condense and freeze on the underside of the roof deck. When it thaws, it drips. You’ll see frost on nail tips or dampness spread evenly across the attic.
- HVAC condensate. An air handler or condensate line in the attic can overflow or leak.
- Plumbing. A leaking supply line or drain from a bathroom above can stain the ceiling below.
We check for these too, so you don’t pay for a roof repair that doesn’t stop the water.
Where roof leaks start on Overland Park homes
Most roof leaks around here trace back to a handful of spots:
Flashing. The metal that seals the roof to walls, chimneys and dormers. When it’s loose, rusted or missing, water gets behind it.
Pipe boots. Rubber collars around plumbing vents that crack under sun and cold.
Valleys. Where two slopes meet and the water from both flows down one channel.
Storm-damaged shingles. Hail fractures and wind-lifted shingles open small paths for water. The hail damage roof repair page covers what hail does to shingles.
Nail pops. Nails that work up through a shingle with temperature swings and leave a small hole behind.
How a roof leak gets found
Finding a leak starts inside. In the attic, water stains on the rafters and deck usually lead uphill toward the source. Then the roof above that area gets a close look, looking closely at flashing, boots, valleys and any damaged shingles.
On stubborn leaks that only appear in certain conditions, a controlled water test can help. Water is run on one section of the roof at a time while someone watches from inside.
You’ll get photos of what was found and a plain explanation of what’s causing the leak.
What roof leak repair in Overland Park looks like
The repair matches the cause. A cracked pipe boot gets replaced. Loose or rusted flashing is reflashed properly, tucked under the shingles above it, not just caulked over. A worn valley is rebuilt. Damaged shingles are replaced, and any soft decking underneath is cut out and replaced too.
Caulk alone is rarely a lasting fix. It can buy time, but it cracks in Kansas heat and cold, and the leak comes back.
When a leak means the roof is done
One leak on a roof in good shape is a repair. Several leaks in different spots on an older roof, widespread hail damage, or shingles that are curling and brittle everywhere usually mean the roof is near the end. If that’s what we find, we’ll show you the photos and explain your options. The roof repair in Overland Park page has more on repair versus replacement.

Roof leak questions from Overland Park homeowners
Why does my roof only leak sometimes?
Different leak sources need different conditions: heavy rain, wind from one direction or melting ice. The pattern is a clue to where the water gets in.
Can I just put caulk on it?
Caulk can slow a leak for a while, but it breaks down quickly in this weather. A lasting fix replaces or reseats the part that failed.
Is a roof leak covered by insurance?
Sudden storm damage often is; leaks from age and wear usually aren’t. If you file a claim, you file it and pay your deductible. We document the damage, provide the estimate and work with your adjuster.
How long can I wait to fix a roof leak?
Not long. Even a small leak can soak insulation and decking over a few storms, which turns a simple repair into a bigger one.
Stop the leak at its source
A slow leak does its damage out of sight, in the insulation, the decking and the drywall. Finding it early keeps the repair small.
Once it’s fixed at the source, your stain stops growing, you can paint the ceiling for good, and you can stop putting a bucket out when the forecast turns. Call 913-398-5020 to book your free leak inspection.
