Most commercial buildings in the Orlando area have flat or low-slope roofs. The common systems are:
- TPO, a single-ply white membrane with heat-welded seams, popular on newer buildings for its reflective surface
- EPDM, a black rubber membrane with glued or taped seams, often found on older buildings
- Built-up and modified bitumen, layered asphalt systems that show up on a lot of older strip centers and offices
- Metal, common on warehouses and light industrial buildings

Where commercial roofs leak
Most leaks on a flat roof start at a seam, an edge or something that goes through the roof. The usual suspects:
Seams. Membrane seams can open as they age or after years of heating and cooling. On EPDM, the adhesive at the seams dries out. On TPO, a poorly welded seam may hold for a while and then let go.
Flashing at walls and edges. Where the roof meets a parapet wall or the metal edge at the perimeter, the membrane turns up and gets sealed. Those transitions take a beating from sun and wind, and they’re one of the most common leak points.
Rooftop equipment. HVAC units sit on curbs that need proper flashing. Technicians walking back and forth to service them can puncture or scuff the membrane, especially with a dropped tool or a loose screw left behind.
Drains and scuppers. When leaves, debris or a broken strainer blocks a drain, water backs up. A flat roof that drains slowly holds water against every seam and flashing joint for hours.
Ponding water. Water that’s still standing a couple of days after rain points to sagging insulation, a low spot in the deck or poor drainage. Ponding speeds up wear on the membrane and puts extra weight on the structure.
What Orlando weather does to a flat roof
Orlando’s sun is hard on any roof, and flat roofs take it full-on with no slope to shed heat. UV dries out and cracks membranes and sealants over time, and dark roofs get very hot by midafternoon.
Rain is the bigger worry. Summer thunderstorms can drop a lot of water in a short time, and a flat roof can’t shed it as fast as a pitched one. During hurricane season, June 1 through November 30, sustained wind pulls hardest at a building’s edges and corners. Edge metal that lifts even slightly lets wind get under the membrane.
Finding the real source of the leak
On a flat roof, water rarely drips straight down from where it enters. It can travel along the deck, run between layers of insulation and show up yards away from the actual opening. That’s why so many commercial patches fail. Someone sealed the spot above the stain, and the real hole was somewhere else.
A careful inspection looks at the whole roof: every seam, every flashing detail, every penetration and the drains. It also checks for wet insulation, because insulation that’s soaked loses its value and keeps the deck damp. You’ll get photos of what was found and where, so you can see the cause for yourself.
Repair or replace a commercial roof?
A repair is the right call when the problem is limited: a failed seam, a damaged flashing detail, a puncture near a rooftop unit. Most of the roof is still sound and dry.
A replacement makes more sense when leaks keep showing up in new places, when large areas of insulation are wet or when the membrane is brittle and cracking across the whole surface.
