Those are fair questions. A flat roof is only as good as the details nobody sees, and you shouldn’t have to take a contractor’s word for it.

What TPO is, in plain terms
TPO (thermoplastic polyolefin) is a single-ply roofing membrane that comes in wide rolls, usually white. It’s one of the main options for flat roofing in Orlando, along with EPDM rubber and asphalt-based systems like modified bitumen and built-up roofing.
Two things make TPO a good match for Central Florida.
First, the white surface reflects much of the sun’s heat instead of soaking it up. A black roof can get far hotter than the air on a summer afternoon, and that heat moves into the space below. A white TPO roof keeps the porch, garage or office underneath noticeably cooler.
Second, TPO seams are heat-welded. The installer melts the overlapping edges together with hot air, so the seam becomes one piece of membrane instead of relying on glue or tape. Seams are where most flat roofs leak, so that matters a lot when an afternoon storm leaves water sitting on the roof.
Residential TPO roofing in Orlando
On houses, TPO usually goes over a porch, a carport, a garage or a room addition, anywhere the roof is too low for shingles. Code doesn’t allow asphalt shingles below a 2-in-12 pitch, because water moves too slowly and gets pushed under the laps. A membrane is the right material there.
The detail that matters most on a home is where the TPO meets the sloped shingle roof. The membrane has to run up under the shingles, so water coming down lands on top of it. When it’s lapped the other way, water runs behind it and into the framing, and you get a drip at the porch ceiling right next to the house.
Residential TPO usually goes down in 45 or 60 mil thickness. Thicker membrane stands up better to foot traffic and sun, and your estimate should name the thickness, because the two look the same from the yard.
TPO for commercial roofs
On commercial buildings, TPO handles a lot more: rooftop AC units, drains, parapet walls and regular service traffic. A good install puts walkway pads along the path to the units so technicians don’t wear through the membrane, and it flashes every curb, pipe and support. Parapet walls need the membrane turned up and capped so water can’t get behind it.

Drainage comes first
No membrane survives standing water for long. A flat roof needs a slight pitch toward drains, scuppers or gutters, roughly a quarter inch per foot at minimum. If water is still sitting on your roof two days after a storm, a new membrane alone won’t fix it. Tapered insulation, a cricket or an added drain will. Any new TPO roof should start with that check.
Repairing a TPO roof
Most TPO leaks come from one spot: a puncture from a dropped tool, a seam that wasn’t fully welded, loose edge metal or a failed seal at a pipe. A small hole caught early takes a welded patch and little else. Left through a rainy season, it soaks the insulation underneath, and that’s a bigger job. A coating can add life to a TPO roof that’s still sound and reflect even more heat, but it isn’t a fix for wet insulation or open seams.
