Most of your house has a regular pitched roof, but there’s that one flat section over the porch, the sunroom or the garage addition. It’s covered in black rubber, and lately it’s been giving you trouble: a seam that’s lifting, a puddle that won’t drain, a drip in the room below after a hard rain. If you’re looking into EPDM roofing in Lee’s Summit, you probably want to know whether that rubber roof can be fixed or needs to be replaced.

Flat roofs are confusing because they work so differently from shingles, and it’s hard to know whose advice to trust. You want a clear explanation and an honest recommendation.
APC Roofing repairs and installs EPDM and other flat roof systems on homes and light commercial buildings. We’re GAF Certified, licensed and insured, and in business since 2017. Your inspection and estimate are free.
What EPDM is
EPDM is a synthetic rubber membrane that comes in large sheets. It’s one of the most widely used materials for flat and low-slope roofs because it’s flexible, stands up well to sunlight and goes down with few seams. Most EPDM is black, though white versions exist.
On houses, EPDM usually covers the low-slope parts: porch roofs, additions, garages and the flat spots where two roof sections meet. On small commercial buildings, it may cover the whole roof.
EPDM roofing and Lee’s Summit weather
EPDM does well in a climate like ours. Rubber stays flexible in cold weather, so it handles freeze-thaw cycles better than some stiffer materials. It also holds up to summer sun.
Where it struggles is at the details. Seams, edges and the flashing around pipes, vents and walls are where most EPDM roofs leak. Freeze-thaw and summer heat make the membrane expand and contract, and over time that movement can pull at seams and loosen adhesive. Hail can also bruise or puncture the membrane, especially where it’s laid over a soft insulation board.
Then there’s ponding water. Flat roofs are never perfectly flat; they’re built with a gentle slope to drain. When the deck sags or a drain clogs, water sits on the roof. Standing water speeds up wear at the seams and adds weight, and in winter it freezes in place.
Signs your EPDM roof needs attention
- Seams that are lifting, curling or separating
- Puddles that are still there a couple of days after rain
- Bubbles or blisters in the membrane
- Shrinking that pulls the rubber away from edges and walls
- Small punctures or tears from hail, branches or foot traffic
- Water stains on the ceiling under a flat section
EPDM repair or replacement?
A lot of EPDM problems can be repaired. Lifted seams can be cleaned and resealed with seam tape, small punctures can be patched, and loose flashing around pipes and walls can be redone. If the rest of the membrane is still flexible and well attached, a repair is usually the right move. Our flat roof repair in Lee’s Summit page covers other flat roof fixes.
Replacement makes more sense when the membrane has shrunk and cracked across the roof, when water has soaked the insulation underneath, or when the roof leaks in several places at once. Wet insulation won’t dry out under a new layer, so it needs to come out.
When a flat roof is replaced, it’s worth considering whether EPDM is still the right choice. TPO is the other common option. It’s a heat-welded membrane that usually comes in white, which reflects more sunlight. Our TPO roofing in Lee’s Summit page compares the two in more detail. We’ll explain the trade-offs for your roof, and you make the choice.
EPDM for small commercial buildings
If you own or manage a small commercial building in Lee’s Summit, the same rules apply on a bigger scale. Seams, drains, rooftop units and parapet walls are where problems start. We inspect, repair and install EPDM on light commercial roofs. See our commercial roofing in Lee’s Summit page for more.
How it works with APC Roofing
- Book your free inspection. Call 913-398-5020 or request a free estimate online.
- Get a clear, honest assessment and estimate. We check the seams, flashing, drains and the insulation underneath, and you get photos with a written estimate.
- Your roof gets done and the site gets cleaned up. Repairs or a new membrane go on in the right weather, and the crew cleans up when they finish.
A lifted seam on a flat roof lets water in slowly. It can soak the insulation for a season before a stain shows up inside, and by then a simple seam repair has turned into a bigger job.
EPDM roofing questions
Can an EPDM roof be repaired, or does it need replacing?
Many can be repaired. If the membrane is still flexible and the insulation underneath is dry, seam and patch repairs often do the job.
Is EPDM good for a porch roof?
Yes. EPDM is a common choice for porch roofs and other low-slope sections of a house because it handles water and weather well when it’s installed with care.
What’s the difference between EPDM and TPO?
EPDM is a rubber membrane, usually black, with glued or taped seams. TPO is usually white, with seams that are heat-welded. Both are good flat roof options.
Why does water pond on my flat roof?
Usually because of a sagging deck, a clogged drain or insulation that’s been crushed. An inspection can find the cause.
