From the driveway, your tile roof looks as good as the day the house was built. So the water stain spreading across the guest room ceiling doesn’t make sense. Or maybe you’ve spotted a few cracked tiles near the ridge after a windy week and you’re not sure if it’s a quick fix. Tile roofing in Kissimmee is built to last, but it fails in ways that are easy to miss, and that makes it hard to know who to believe.

You don’t want to be talked into a full replacement you don’t need. You also don’t want a quick patch that leaves the real problem in place. You deserve someone who’ll look under the tile, not just at it.

APC Roofing has repaired and replaced tile roofs in Central Florida since 2017. We’re GAF Certified, licensed in Florida (CCC1337030) and insured, and your inspection is free. Call 407-270-1129.

Concrete tile, clay tile and the shapes you’ll see

Most tile roofs around Kissimmee are concrete tile. It’s molded from cement and sand, colored to look like clay, and it’s common in planned communities and on homes built over the last few decades. Clay tile is fired in a kiln, holds its color longer and costs more, and it shows up more on custom and Mediterranean-style homes.

Both come in a few profiles. Barrel or “S” tile has the rounded, wavy look people think of as Spanish style. Flat tile gives a cleaner, more modern line. The shape matters for repairs, because a replacement tile has to match the profile and lock into the tiles around it.

If you’re not sure which you have, that’s fine. It’s one of the first things an inspection will tell you.

The part of a tile roof that actually wears out

Here’s what surprises most Kissimmee homeowners: the tile usually isn’t what fails. Concrete and clay tiles last a long time. What wears out is the underlayment underneath, the water-resistant layer on the deck that does most of the actual waterproofing.

Tile sheds most of the rain, but some water always gets under it, especially in a Florida downpour with wind behind it. The underlayment carries that water down and out. After years of heat in a dark attic space and constant moisture, it dries out, cracks and tears. Once that happens, water reaches the deck, and the leak shows up inside even though every tile looks perfect.

So when a tile roof leaks, the real question is often whether the underlayment is still good.

Common tile roof problems in Kissimmee

Cracked or broken tiles. Most cracks come from someone walking on the roof the wrong way: a satellite installer, a pressure-washing crew, an AC tech. Falling limbs and flying debris in storms crack them too.

Slipped or loose tiles. Wind during summer thunderstorms and hurricane season can loosen tiles, especially at the ridge, the hips and the edges. Florida code requires tile to be fastened with nails, screws, clips or adhesive depending on the roof, and older attachment methods don’t always hold as well.

Ridge and hip problems. The caps along the ridge and hips are often set in mortar on older roofs. Years of heat and cooling crack that mortar, and the caps work loose.

Clogged valleys. Leaves and debris pile up where two slopes meet. Water backs up behind them and works its way under the tile.

Bad penetrations. Every vent pipe, solar mount or satellite bracket that goes through a tile roof needs flashing made for tile. A bolt driven through a tile with a dab of sealant is a leak waiting for its first good rain.

Repair, re-lay or replace?

A tile roof gives you more options than a shingle roof does.

A repair handles cracked or slipped tiles, a failed ridge or a bad flashing spot, as long as the underlayment underneath is still sound. Matching the tile matters here, especially on older roofs where the exact product may no longer be made.

A re-lay fixes worn-out underlayment. On some roofs, sound tiles can be carefully removed, new underlayment installed and the tiles put back, with broken ones replaced. Whether that’s possible depends on the tile’s condition and whether replacements can be found.

A replacement makes sense when the tiles themselves are failing, when matching replacements can’t be found or when you’d rather switch materials. Our page on tile roof installation in Kissimmee walks through what a new tile roof involves.

One warning if you’re thinking about switching from shingles to tile: tile is heavy, several times the weight of shingles. A house framed for shingles may need a structural check before it can carry tile.

Caring for a tile roof

Stay off it when you can. Tile cracks easily under a person’s weight in the wrong spot, so let anyone who needs to go up, from a pest control tech to a solar installer, know it’s tile. Keep valleys and gutters clear. If you clean the roof, use low pressure; blasting concrete tile with high pressure can wear down its surface.

After a big storm, look from the ground for broken pieces in the yard, gaps in the rows or ridge caps out of line.

Tile roofing questions from Kissimmee homeowners

Can you replace just a few cracked tiles?

Usually, yes, as long as matching tiles can be found and the underlayment underneath is still in good shape.

Why is my tile roof leaking if the tiles look fine?

Most likely the underlayment beneath the tile has worn out, or a flashing detail has failed. The tile is the outer layer, not the waterproofing.

Can tile handle Kissimmee’s hurricane season?

A properly fastened tile roof holds up well in high wind. Older roofs with weaker attachment, or with loose ridge caps, are more likely to lose tiles.

Can I walk on my tile roof?

It’s best not to. Tile cracks easily under foot, and broken tiles let water reach the underlayment.
