When to get a roof inspection in Kansas City
A few moments make an inspection especially worth it:
- After hail or high wind. Damage often isn’t visible from the ground, and bruised shingles can take a season or two to start leaking.
- Before you buy or sell. A roofer’s look gives both sides real information instead of guesses.
- When you see a stain or drip. The source is often several feet from where the water shows up.
- When the roof is getting older. Knowing how much life is left helps you plan instead of reacting to a leak.

What we look at on the roof
We walk the whole roof when it’s safe to, not just the spot you’re worried about.
On shingles, we look for missing or creased tabs from wind, bare spots where granules are gone, soft bruises and cracks from hail, and curling or brittleness from age. We check every piece of flashing where the roof meets a wall or chimney, the rubber boots around plumbing vents, the valleys where slopes meet and the ridge caps along the top.
Metal parts tell a story too. Dents in gutters, downspouts, vents and flashing help show how big the hail was. Granules collected in the gutters or at the bottom of downspouts point to shingle wear.
On metal, flat or tile roofs, the checklist changes. We look at screws and seams on metal, membrane seams and drains on flat roofs, and cracked or slipped tiles and the underlayment beneath them on tile.
What we look at in the attic
The attic often shows a leak before the ceiling does. We look for water stains on the decking and rafters, damp or flattened insulation, and daylight coming through where it shouldn’t.
We also check ventilation. In a Kansas City winter, a poorly vented attic can build up frost on the nail tips and the underside of the decking. When it warms up, that frost melts and drips, and it can look just like a roof leak. The fix for that is airflow, not new shingles, and it’s good to know which one you have.
What you get after your inspection
You get photos of what we found, a plain explanation and a written summary. Problems are sorted by what needs attention now and what can wait. If the roof is in good shape, we’ll tell you that. If it needs work, you’ll get an estimate for a roof repair or a roof replacement, and the choice is yours.

If we find storm damage, you decide whether to file a claim. Policies often set a time limit for reporting storm damage, so check yours rather than waiting.
