It rained last night, and there’s a fresh drip in the room under the flat part of the roof. It’s the same spot that leaked last spring, the one someone already patched. You don’t want another patch that lasts a season. You want flat roof repair in Independence, MO that finds where the water is actually coming in and fixes that.

Flat commercial roof with rooftop safety anchors

That frustration is common. Flat roofs are hard to diagnose, and a lot of repairs fail because they treat the stain instead of the source.

APC Roofing repairs flat and low-slope roofs on homes and light commercial buildings across Independence. We’re GAF Certified, licensed and insured, in business since 2017, and your inspection is free. Call 913-398-5020 and we’ll come out and trace it.

Why flat roof leaks are hard to pin down

On a flat roof, water doesn’t always drip straight down from the hole. It can travel under the membrane, soak sideways through the insulation board and come through the ceiling several feet away. A small opening at a seam can wet a large patch of insulation before you see anything inside.

That’s why a good repair starts on the roof and in the building at the same time: matching the stain to what’s above it, checking seams and flashing nearby, and testing the insulation for moisture where needed.

Where flat roofs usually leak

Seams

TPO seams are welded with hot air, and EPDM seams are joined with tape and adhesive. A seam that wasn’t welded fully, or tape that’s aged and let go, opens a gap right where two sheets meet. Seams near the edges and around drains take the most stress.

Flashing at walls and edges

Wherever the flat roof meets a wall, a parapet or the edge of the roof, the membrane turns up or over and gets fastened and sealed. That’s where expansion, contraction and settling pull things apart.

Penetrations

Pipes, vents, HVAC stands and anything else that comes through the roof needs its own flashing. Sealant around these dries and cracks, and that’s a common slow leak.

Punctures

Dropped tools, foot traffic, falling branches and hail can all poke or bruise a membrane. Some punctures are as small as a pinhole and only show up when water finds them.

Drains and scuppers

Leaves and debris clog the openings water is supposed to leave through, and the roof starts holding water it was never meant to hold.

Ponding water: the slow problem

Water still sitting on a flat roof two days after a storm is a warning sign. Standing water keeps the membrane under constant stress, wears seams faster and adds weight. It usually means a drain is clogged, the deck has sagged, or the roof never had enough slope to begin with.

Sometimes clearing a drain is all it takes. Other times, a low area needs to be built up with tapered insulation or the drainage needs rethinking. We’ll show you which one you’re dealing with.

Independence winters and flat roof repairs

Freeze-thaw is hard on flat roofs. Water that gets into a seam gap or under flashing freezes, expands and pries the gap open a little more each time. Snow sits on flat roofs rather than sliding off, and the melt has to drain away through openings that may be partly blocked by ice. Leaks that show up in late winter or early spring are often the result of all of that.

Some repairs can be done in cold weather and some products need warmer, dry conditions to bond properly. That’s why a repair should be timed around the forecast, so it actually holds.

Common flat roof repairs

  • Re-welding or re-taping open seams
  • Patching punctures with matching membrane
  • Rebuilding flashing at walls, edges and penetrations
  • Clearing and resetting drains and scuppers
  • Cutting out wet insulation and decking under a leak and replacing it

Repair or replace?

A repair makes sense when the problem is in one place, the rest of the membrane is still flexible and well-bonded, and the insulation around the leak is dry. Replacement starts making sense when leaks keep popping up in new places, the membrane is brittle or shrinking, or moisture has spread through a large share of the insulation. Covering wet insulation with a new layer just traps the problem.

If replacement is the better call, our flat roofing in Independence page explains the options, including TPO and EPDM. We’ll show you the evidence either way, and you decide.

Before we get there

If water is coming in, move furniture and electronics out of the way and put a bucket under the drip. Take photos of the ceiling and anything that got wet. Please stay off the roof, especially when it’s wet or icy. Flat roofs are slicker than they look.

Flat roof repair questions

Can a flat roof leak be fixed without replacing the whole roof?

Often, yes. If the leak comes from a seam, a puncture or one flashing detail and the insulation around it is dry, a targeted repair can be the right answer.

Why does my flat roof keep leaking after it’s been patched?

Usually because the patch went over the stain instead of the source, or the insulation underneath stayed wet. Water can travel a long way under a membrane before it shows up inside.

Is ponding water on a flat roof normal?

A little water that dries within a day or two is common. Water that’s still there after that points to a drainage problem worth fixing.

Do you repair EPDM and TPO roofs?

Yes, along with older built-up and modified bitumen flat roofs.
