You can see a cracked tile from the driveway, or maybe you can’t see anything wrong at all, but there’s a stain spreading across the ceiling in the back bedroom. You need tile roof repair in Holly Hill, and you’re worried about two things: that someone will tell you the whole roof has to go, or that they’ll swap a tile and the leak will still be there next month.

Both worries are reasonable. Tile roofs are different from shingle roofs, and the tile you can see is often not where the leak starts. You deserve a roofer who finds the real cause and shows it to you.
APC Roofing is GAF Certified, licensed in Florida (CCC1337030) and insured, and we’ve worked on Florida tile roofs since 2017. Your inspection is free.
How a tile roof really keeps water out
On a tile roof, the tiles are the first layer, not the only one. They shed most of the rain and shield what’s underneath from the sun. Below them sits the underlayment, a waterproof layer that handles the water that always finds its way under the tiles, especially in wind-driven rain.
That matters for repairs. Concrete and clay tile can last a very long time, but underlayment wears out much sooner, especially under the Florida sun. On many older tile roofs, the tiles look fine while the layer underneath has dried out, cracked or torn. That’s when leaks start.
Common tile roof problems in Holly Hill
Cracked and broken tiles. Storm debris, a falling palm frond or limb, or someone walking on the roof the wrong way can crack tile. A satellite installer, a pressure washer or a holiday-lights hanger is often the cause.
Slipped or loose tiles. Wind and age can loosen the nails, screws or adhesive holding tiles down. A slipped tile leaves a gap that lets sun and rain reach the underlayment.
Worn-out underlayment. This is the big one. If the underlayment has failed, replacing a few tiles won’t stop the leak.
Ridge and hip problems. The caps along ridges and hips can loosen in strong wind, and the mortar or sealant under them can crack and let water in.
Clogged valleys and edges. Leaves and debris collect in valleys and along the eaves. When water can’t drain freely, it backs up under the tiles.
Flashing failures. Where the roof meets a wall, chimney or pipe, flashing can rust in salt air or pull loose and send water inside.
Tile roof repair in Holly Hill: three levels of fix
Most tile repairs fall into one of these, and an inspection tells you which one you need.
Replacing individual tiles
If the underlayment is still sound, broken or slipped tiles can be removed and replaced one by one, and loose tiles can be re-fastened. This is the simplest and least expensive tile repair.
Repairing a section
If the underlayment has failed in one area, around a valley or under a broken tile that went unnoticed, the tiles in that section are carefully lifted and set aside, the underlayment is replaced, and the tiles go back down. Good tiles can often be reused.
Re-laying the roof
When the underlayment has failed across most of the roof, the most lasting fix is to remove the tiles, replace the underlayment over the whole roof, and relay the tiles (with replacements for any broken ones). It’s a bigger job, but it’s often less than a full new roof because the tiles are reused. If the tiles themselves are worn out too, tile roof installation may make more sense.
About matching tiles
Tile styles and colors change over the years, and some get discontinued. A close match isn’t always possible for an older roof. Reusing tiles from the same roof, or pulling tiles from a less visible slope, can help. We’ll tell you up front what’s possible for your roof.
Storm damage and insurance
If a storm cracked or loosened your tiles, your homeowners policy may cover the repair. You file the claim with your insurance company and pay your deductible. We document the damage with photos, give you a written estimate and work with your adjuster.
Be wary of anyone who offers to waive or cover your deductible. Trust matters.
How it works
- Book your free inspection. Call 386-259-8425 or request a time online.
- Get a clear, honest assessment and estimate. We’ll check the tiles, the flashing and, where tiles can be lifted, the underlayment, and show you photos of what’s causing the problem. You’ll get a written estimate for the right level of repair.
- The repair gets done and the site gets cleaned up. Financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance if you need it.
A leak under tile doesn’t usually fix itself. Water that gets past worn underlayment soaks the wood deck, and a few rainy seasons can turn a section repair into a much larger one.
Tile roof repair questions
Can I replace a cracked tile myself?
It’s not a good idea. Walking on tile easily cracks more tiles, and a roof is a dangerous place to work. A cracked tile can also be a sign of a bigger problem underneath.
Why does my tile roof leak if no tiles are broken?
Usually because the underlayment underneath has worn out or a flashing has failed. The tiles can look perfect while the waterproof layer below them is done.
How long does a tile roof repair take?
Replacing a few tiles can be quick. Section repairs and full re-lays take longer, and you’ll get a realistic timeline with your estimate.
