What EPDM is and where you’ll find it
EPDM is a synthetic rubber membrane that comes in large sheets. It’s been used on flat and low-slope roofs for decades because it stays flexible and handles sun and temperature swings well.
On homes around Holly Hill, EPDM usually shows up on the parts of the house that are too flat for shingles: porches, carports, Florida rooms, garages and room additions. Shingles need enough slope for water to run off quickly. Below that slope, water backs up under them, and a membrane like EPDM is the right material.

What goes wrong with EPDM roofs in Holly Hill
Most EPDM problems come from a few details, not from the rubber itself wearing out.
Seams. EPDM sheets are joined with adhesive or seam tape. Over time, heat and movement can loosen a seam, and water gets in through the gap. On older roofs that used liquid adhesive instead of tape, seam failure is one of the most common causes of leaks.
Where the low roof meets the house. The joint where your porch or addition roof ties into the wall or the main shingle roof is a weak spot. If the flashing there is done poorly or the membrane has pulled back, rain runs straight behind it.
Ponding water. A low roof should still have enough slope to drain. When water sits for more than a day or two after a storm, it puts extra stress on seams and finds any small opening. Clogged gutters at the roof edge often cause it.
Shrinkage and punctures. Older EPDM can shrink a little over the years, pulling at the edges and corners. Fallen branches, dropped tools or careless foot traffic can puncture it.

Black or white EPDM in Florida?
Standard EPDM is black, and black rubber gets very hot under Florida sun, which can make the room underneath warmer. White EPDM is available and reflects more heat. If your flat roof sits over a living space like a Florida room, the color is worth discussing. A white membrane can make that room noticeably more comfortable in summer.
EPDM or TPO?
Both are good flat roof materials. EPDM is flexible, holds up well over time and is easy to patch. TPO is white, has heat-welded seams and reflects more heat, which is why many Florida flat roofs use it. The right choice depends on your roof, how it drains and what’s underneath. Repair or replace your EPDM roof?
A repair usually makes sense when the leak comes from one seam, a puncture or a bad flashing detail and the rest of the membrane is in good shape. Rubber patches and new seam tape can add years to a roof that’s otherwise sound.
Replacement makes more sense when seams are failing all over, the membrane has shrunk and pulled away at the edges, or water has soaked into the insulation or wood below.
