You’ve decided on a metal roof, or you’re close. Now the worry shifts to the installation. You’ve heard that a metal roof is only as good as the crew that puts it on, and you don’t want to find that out the hard way during the first big storm. You’d like to understand what a proper metal roof installation in Palm Coast looks like, so you can tell a careful job from a rushed one.

That’s a smart worry to have. Most problems with metal roofs come from how they were installed, not from the metal itself. Screws in the wrong place, trim that isn’t fastened well, flashing that relies on caulk alone: you can’t see any of it from the driveway, and all of it matters when the wind picks up.
APC Roofing is a GAF Certified roofing contractor, licensed in Florida (CCC1337030) and insured, and we’ve been installing roofs since 2017. The inspection and estimate are free. Call 386-259-8425.
Before the install: choosing what goes on
The first step is matching the roof to your house. Standing seam, exposed-fastener corrugated panels, metal shingles and stone-coated steel all install differently. Your roof’s pitch, its shape and how close you live to salt water all shape the choice. If you’re still deciding, our Palm Coast metal roofing page compares the options, and the standing seam page goes deeper on the most popular choice for homes.
A re-roof in Florida generally needs a permit and an inspection. That’s part of doing the job right, and it protects you as much as anyone.
How a metal roof installation in Palm Coast is done
Tear-off down to the deck
We tear the old roof off down to the deck before any metal goes on, so we can see and fix the wood first. Code also limits how many layers a roof can have.
Deck repair
Once the old roof is off, soft, rotted or delaminated decking gets replaced. Metal panels need a flat, solid base. Fasteners driven into weak wood won’t hold through hurricane-force gusts.
Underlayment
A layer of underlayment goes over the deck before any metal. Metal roofs get very hot in Florida sun, so the underlayment needs to handle that heat without breaking down. This layer is your backup if water ever gets past the metal.
Panels and fasteners
On a standing seam roof, panels are held with clips hidden under the seams, which lets each panel expand and contract with the heat without stressing the fasteners. On exposed-fastener panels, screws go through the panel with rubber washers that seal each hole. Getting them driven to the right depth is a detail that matters: too tight crushes the washer, too loose never seals.
Flashing and trim
Most leaks on any roof start where something interrupts it: walls, chimneys, valleys and vent pipes. These spots need properly bent metal flashing, with sealant only as a backup. Edge trim, ridge caps and corners get fastened carefully, because that’s where wind pulls hardest during a storm.
Matching metals
Near the coast, the fasteners, flashing and trim need to match the panels or be kept separate from them. Mixing metals that react with each other leads to corrosion at the contact points, and salt air speeds that up.
What install day looks like at your home
Metal roofs generally take longer to install than a shingle roof, because panels are measured, cut and fit to each slope. You’ll get a realistic timeline with your estimate, based on the size and shape of your roof.
Expect noise during tear-off and while panels go on. It helps to move cars out of the driveway and keep pets inside or away from the house. Crews cover landscaping where they can, and at the end of the job they pick up metal scraps and screws from the yard and driveway.
Signs of a careful installation
When the job is done, a few things tell you it was done well. Panels run straight and line up at the ridge. Screws are in neat, even rows and none look crushed or tilted. Flashing is bent metal tucked into place, not a thick bead of caulk doing all the work. Trim is tight at the edges and doesn’t flex when you push on it.
How it works with APC Roofing
- Book your free inspection. Call 386-259-8425 or request a free online estimate.
- Get a clear, honest assessment and estimate. We look at the current roof, the deck from the attic and the slopes, help you choose the panel type, and give you a written estimate and timeline.
- Your roof gets installed and the site gets cleaned up. The crew handles the tear-off, deck repairs, underlayment, panels, flashing and trim, then cleans up before leaving. Financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance.
If your current roof is already leaking or near the end of its life, waiting through another storm season can add rotted decking to the bill. If you’re not set on metal yet, our roof replacement in Palm Coast page covers other materials.
Questions about metal roof installation in Palm Coast
How long does a metal roof installation take?
It depends on the size, pitch and shape of the roof. Metal usually takes longer than shingles. You’ll get a realistic timeline with your estimate.
Do I need to remove my old roof before installing metal?
Yes. APC Roofing always tears the old roof off down to the deck before metal goes on. A tear-off lets the deck be checked and repaired, and code limits how many roof layers you can have.
Do I need a permit for a metal roof in Palm Coast?
A re-roof in Florida generally needs a permit and a final inspection. Your contractor should handle the permit as part of the job.
Can I stay home during the install?
Yes. It’s noisy, especially during tear-off, so many people plan to be out for part of the day. Keep pets and cars clear of the work area.
