The drip shows up in the same corner of the sunroom every time it rains hard. You or someone else already dabbed sealant on the spot right above it, and it still leaks. That’s the frustrating thing about flat roof repair in Kansas City: water on a low-slope roof can run a long way under the membrane before it finds a way down, so the stain on your ceiling is often several feet from the actual problem.
You want the leak fixed for good, and you want an honest answer if the roof is past fixing, instead of another patch that buys a month.

Where flat roofs usually leak
Most flat roof leaks come from a short list of places. A careful inspection checks every one of them, not just the area above the stain.
Seams. EPDM seams are taped or glued, and older ones can start to peel at a corner. TPO seams are heat-welded, and a weak weld can open up over time. Modified bitumen seams can lift as the asphalt ages.
Flashing at walls and the house. Where a porch or addition roof meets the wall of the house, the membrane has to turn up the wall and get covered by counterflashing or siding. If that detail was rushed, water runs behind it. This is one of the most common leak sources on Kansas City homes.
The edges. Metal edge trim can loosen in high winds or get dented by hail, and the membrane can pull away from it.
Pipes, vents and curbs. Anything that goes through the roof needs its own flashing. Boots crack, sealant dries out and corners split.
Drains and scuppers. A clogged drain backs water up, and water that sits on a flat roof finds every weak spot.
Punctures. Hail, fallen branches, dropped tools and foot traffic can all puncture a membrane. Small holes are easy to miss.
Kansas City weather and flat roof damage
Freeze-thaw cycles are hard on flat roofs. Water gets into a small gap, freezes overnight, expands and widens the gap. After enough cycles, a seam that was barely open in the fall is leaking by March.
Spring hail is the other big one. Hail can bruise a membrane or crack the insulation board under it without leaving an obvious hole, and the leak may not show up until weeks later. What proper flat roof repair in Kansas City looks like
A lasting repair matches the membrane that’s already there. TPO gets patched with TPO and heat-welded. EPDM gets cleaned, primed and patched with EPDM and seam tape. Mixing materials or slathering on roof cement might stop a drip for a while, but it usually fails at the next freeze.
Before any patch goes on, the area around it should be checked for wet insulation. If water has soaked the insulation or decking under the membrane, patching the surface just traps it there. Wet sections get cut out and replaced so the repair is dry from the deck up.
At walls, the fix often means pulling back the old flashing, setting the membrane properly and re-installing counterflashing, rather than adding more sealant to the outside.
When repair isn’t enough
Repairs make sense when the problem is limited to specific spots and the rest of the roof is sound. They stop making sense when:
- The membrane is brittle, cracked or shrinking across much of the roof
- There are several leaks in different places
- Large areas of insulation or decking are wet
- Water ponds because the roof has lost its slope

Can I seal my flat roof myself?
You can slow a small leak with a temporary patch, but sealant over the wrong spot or the wrong material can make a later repair harder. It’s worth having it looked at before the next freeze.
How do I know if my flat roof needs to be replaced?
Widespread cracking, multiple leaks, wet insulation over large areas and ponding that never fully drains are the main signs.
