A hailstorm rolled through last week. Your neighbor has a roofing sign in the yard, a couple of people have knocked on your door, and from the driveway your roof looks fine. Is it? A roof inspection in Kansas City is how you find out for sure, without guessing and without getting talked into work you don’t need.

New gray shingle roof on a two-story home

It’s hard to make a good decision about something you can’t see. Damage from hail and wind is often invisible from the ground, and nobody wants to file a claim for nothing or miss real damage that turns into a leak next spring. You deserve to see the evidence yourself.

APC Roofing is GAF Certified, licensed and insured, and has served homeowners since 2017 from our office in Shawnee, Kansas. Our inspections are free. Call 913-398-5020 to schedule yours.

When to get a roof inspection

Some homeowners call when there’s a leak. A lot of the time, an inspection is more useful before that point. Good times to have your roof looked at:

  • After a hailstorm or high winds, even if you don’t see anything wrong
  • When you’re buying or selling a home
  • Before winter, so small openings get closed before ice and snow test them
  • When the roof is getting older and you want to plan ahead for repair or replacement
  • When your insurance company asks about the roof’s condition
  • When you notice granules in the gutters, a shingle in the yard or a stain on the ceiling

What a roof inspection in Kansas City covers

A thorough inspection looks at the whole roof system, not just the shingles.

On the roof

The inspector walks the roof when it’s safe to do so and checks the shingles for hail bruises, cracks, missing granules, lifted or creased tabs and missing pieces. Hail hits leave a pattern, so the inspector checks each slope and the soft metals, like vents and gutters, which dent easily and help show how big the hail was.

Flashing at walls, chimneys and valleys gets a close look, along with pipe boots, roof vents and the ridge. These are the spots where most leaks start.

In the attic

From inside, the inspector looks for water stains on the decking and rafters, damp or matted insulation, daylight coming through and signs of poor ventilation like heavy frost in winter or a musty smell. Sometimes the attic tells the story better than the roof does.

Around the edges

Gutters, downspouts, fascia and soffits matter too. Gutters that overflow or pull away from the house can rot the fascia and send water behind the siding.

What you get afterward

You get photos of what was found, good and bad, and a plain-language explanation of what it means. If there’s damage, you get a written estimate for the repair or replacement. If the roof is in good shape, you’ll hear that too, and you can stop worrying about it.

Those photos are useful later. They can help with an insurance claim, a home sale or simply knowing how your roof looked this year compared with the next.

Hail inspections and insurance

Hail is the most common reason homeowners in the metro call for an inspection. If the inspection finds storm damage, you decide whether to file a claim. You file the claim with your insurer and pay your deductible. We document the damage with photos, provide the estimate and work with your adjuster.

After a big storm, you may see crews from out of town going door to door. Take your time. Be wary of anyone who pressures you to sign right away or offers to waive or cover your deductible. Our hail damage roof repair page and our post on signs of hail damage go into more detail.

What you can check before we arrive

You don’t need to go on the roof. From the ground, look for missing or curled shingles, dented gutters or downspouts, and piles of granules where the downspouts empty. From the attic, use a flashlight to check for stains or damp insulation. Note anything you see so the inspector can look at it closely.

Roof inspection questions

How long does a roof inspection take?

The size and pitch of the roof and how easy the attic is to reach both play into it. Most homeowners don’t need to plan their whole day around it.

Does the inspection really cost nothing?

Yes. APC Roofing’s roof inspections and estimates are free, and you’re under no obligation to hire us.

Can you tell hail damage from normal wear?

Usually, yes. Hail leaves random hits with crushed granules and sometimes a soft spot in the shingle. Normal wear shows up more evenly, often worst on the sunniest slopes. Photos help you see the difference.

Should I get an inspection before buying a house?

It’s a good idea. A general home inspector looks at the roof, but a roofer can give you a closer look and a better sense of what repairs or replacement might be coming.

Know where your roof stands

A small problem found during an inspection is usually a small repair. The same problem found after a winter of ice and meltwater can mean new decking and drywall.
