From the driveway, your roof looks fine. But it’s been through a few hailstorms, there’s a faint stain on the hallway ceiling, and you honestly don’t know how much life it has left. A roof inspection in Overland Park answers that, so you can stop guessing.

New gray shingle roof on a two-story home

Not knowing is what makes it stressful. You don’t want to pay for a roof you don’t need, and you don’t want to ignore a problem until it shows up as a wet ceiling. You also don’t want an “inspection” that’s really a sales pitch. You deserve the facts about your roof, with pictures, from someone who’ll tell you if it’s fine.

APC Roofing is GAF Certified, licensed and insured, and we’ve been in business since 2017. Our roof inspections are free, with no obligation. Call 913-398-5020 to book one.

When a roof inspection in Overland Park makes sense

You don’t need someone on your roof every month. A few moments are worth an inspection:

  • After a hailstorm or high winds. Hail damage is often invisible from the ground. Bruised shingles and lost granules don’t leak right away, but they age the roof faster.
  • When the roof is getting older. If you don’t know when the roof was put on, or it’s been on the house a long time, an inspection gives you a realistic timeline for a replacement so you can plan for it.
  • Before you buy or sell a house. A clear report with photos keeps the roof from becoming a surprise late in the deal.
  • When you see a sign inside. A ceiling stain, a musty attic or daylight through the roof boards all mean it’s time.
  • Once a year as a habit, ideally after spring storm season, so small problems get fixed while they’re small.

What we look at on the roof

A real inspection covers the whole roof, not just the spot you’re worried about.

On the shingles themselves, we look for bruises and cracks from hail, creased or lifted shingles from wind, curled edges, and bare patches where the granules have worn off. Granules collecting in your gutters and at the bottom of downspouts tell part of the story too.

Then the details, which is where most leaks start. That means the rubber boots around plumbing pipes, which crack long before the shingles wear out, and the metal flashing where the roof meets a wall or chimney. It also means the valleys where two roof slopes meet, and the drip edge along the roof’s edge. We check that gutters are attached and draining the right direction, because water backing up at the edge can rot the roof deck and fascia.

If the roof is wet, icy or too steep to walk safely, we check from a ladder at the edge and with a closer look from the ground instead of risking a fall. If that limits what we can see, we’ll tell you.

What we look at in the attic

Some problems only show from inside. With a flashlight in the attic, we look for water stains on the underside of the roof deck, soft or dark spots in the wood, and pinpoints of daylight coming through. Damp, matted insulation is another sign. A stain that’s dry and a stain that’s still soft and wet mean two different things: one is an old leak that may have been fixed, the other is still open.

Checking from above and below together is how you find the real source of a leak. Water can travel along the roof deck and drip into a room several feet from where it got in, so fixing only what you see from outside can miss it.

What you get after the inspection

You get photos of what we found, tied to where each one is on your roof, with a plain explanation of what each picture shows. Problems are ranked from most to least pressing, so you know what needs attention now and what can wait. Parts of the roof in good shape are noted too.

You’ll hear our honest recommendation: no work needed, a repair, or a replacement. The decision is yours. Keep the report with your house records, since a dated inspection makes the next one more useful and helps when you sell.

Checks you can do yourself

Between inspections, you can catch a lot from the ground. A pair of binoculars shows missing or lifted shingles, cracked pipe boots and loose flashing. After a big storm, walk around the house and look for shingle pieces in the yard, dents in gutters and downspouts, and granules washed out at the downspouts. Twice a year, take a flashlight into the attic if you can get there safely. Leave the climbing to a roofer.

Storm damage and your insurance claim

If the inspection turns up storm damage, you decide whether to file a claim with your insurance company, and you pay your own deductible. We document the damage with photos, give you a written estimate and work with your adjuster. Be wary of anyone who offers to waive or cover your deductible. How it works

  1. Book your free inspection. Call 913-398-5020 or request a free estimate online.
  2. Get a clear, honest assessment and estimate. You’ll get photos, a plain explanation and, if work is needed, a written estimate. Financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance.
  3. Your roof gets done and the site gets cleaned up. If you choose to go ahead, the repair or replacement gets scheduled and the crew cleans up when they finish.

A small problem found now is usually a small repair. The same problem left through a winter of freeze and thaw can mean wet insulation and soft decking.
