From the driveway your roof looks fine. But it’s been through a few hurricane seasons, there’s a faint brown ring on the hallway ceiling, and you can’t tell if it’s old or new. A roof inspection in Deltona gets you a real answer, so you’re not guessing about the biggest part of your house that you can’t easily see.

New gray shingle roof on a two-story home

Most people put off an inspection because they’re afraid of being sold something they don’t need. That’s a fair worry. You should get the facts first, with pictures, and then decide what to do at your own pace.

APC Roofing’s inspections are free, with no obligation. We’re GAF Certified, licensed in Florida (CCC1337030) and insured, and we’ve been working on Florida roofs since 2017. Call 386-259-8425 to book a time.

When a roof inspection in Deltona makes sense

You don’t need someone on your roof every month. These are the times it’s worth it:

  • After a big storm. Hurricane gusts and strong thunderstorms can break the seal on shingles without tearing them off, and that damage is invisible from the ground.
  • When you see a stain or smell something musty. Small leaks usually show up in the attic long before they reach the ceiling.
  • Before you buy or sell a house. A roof problem found during a sale is a lot more stressful than one you found first.
  • When your insurer asks about the roof. Many Florida insurers look closely at roof age and condition at renewal.
  • When the roof is getting older. If you don’t know how old it is, or it’s been a long time since anyone looked, an inspection gives you a baseline.

What we check on the roof

We walk every slope that’s safe to walk, not just the area you pointed out. On a shingle roof we look for lifted or creased tabs, missing shingles, bare spots where the granules have worn off, and nails that have backed out. On tile we look for cracked, slipped or broken tiles and signs that the underlayment beneath is failing. On metal, it’s loose fasteners, worn washers and gaps at the trim.

Most leaks don’t come through the middle of a roof. They come in where something interrupts it, so we spend a lot of time on those spots:

  • Pipe boots, which crack in the Florida sun
  • Flashing where the roof meets a wall or chimney
  • Valleys, where two slopes meet and debris collects
  • Roof vents and the edges of any flat sections over porches or additions

We also check the drip edge and fascia, and whether the gutters are carrying water away or spilling it back against the house.

What we check from the attic

The attic tells the other half of the story. Water stains on the underside of the decking, damp insulation, daylight showing through, and rusty nail tips all point to problems you’d never see from outside. We also look at ventilation. A hot, humid attic with poor airflow ages the shingles from underneath and can lead to mold on the decking, which is common in Central Florida’s humidity.

What you get afterward

You’ll see photos of what we found, both the problems and the parts that are in good shape. We’ll explain it in plain terms and tell you which of three places your roof is in:

  • It’s in good shape and doesn’t need anything right now.
  • It needs a repair, and here’s what and why.
  • It’s at the point where a roof replacement in Deltona makes more sense than patching it again.

If work is needed, you get a written estimate. If it isn’t, you’ll hear that too. Your satisfaction is our reputation, and that only works if the advice is honest.

Things you can check yourself from the ground

Between inspections, a few minutes with a pair of binoculars tells you a lot. Look for shingles that are missing, curling or a different color than their neighbors. Check the downspouts for a pile of granules after a rain. Walk the yard after a storm for pieces of shingle or flashing. Inside, glance at ceilings near exterior walls and in closets, where small stains go unnoticed.

If you see any of those, that’s a good time to book a look. Please don’t climb up yourself.

Storm damage found during an inspection

If we find storm damage, you’ll get photos and a written estimate you can share with your insurance company. You decide whether to file a claim. If you do, you file it and pay your deductible, and we work with your adjuster so the damage is clearly documented. You can read more about that on our wind damage roof repair page for Deltona.

How it works

  1. Book your free inspection. Call or request a time online.
  2. Get a clear, honest assessment and estimate. Photos, a plain explanation and a written estimate if anything needs doing.
  3. If you go ahead, the work gets done and the site gets cleaned up. We set the date with you, and many full replacements are finished in a single day.

Small problems found early are usually small repairs. The same problem found two rainy seasons later can mean soaked insulation and rotted decking.

Roof inspection questions from Deltona homeowners

How much does a roof inspection cost in Deltona?

Ours is free. There’s no charge for the inspection or the estimate, and no obligation to hire us.

How long does a roof inspection take?

Most homes take about an hour, including the attic. Larger or steeper roofs take longer.

Do I need to be home?

It helps, so we can get into the attic and show you the photos when we’re done. If you can’t be there, tell us when you book and we’ll work out the best way to go over what we found.

Is this the same as a four-point or wind-mitigation inspection for insurance?

No. Those are insurance forms, and your insurer will tell you who’s allowed to complete them. Our inspection is about the actual condition of your roof and what it needs.
