You can’t see much of your roof from the driveway. Maybe a storm just blew through, your insurance renewal is asking about the roof’s age, or you’re buying a house and want to know what you’re getting into. A roof inspection in Daytona Beach gives you real answers instead of guesses.

Not knowing is its own kind of stress. Is that stain on the ceiling new? Are those granules in the gutter normal? Is the roof good for another few years, or are you about to get hit with a big bill? You deserve a clear picture, from someone who isn’t trying to sell you something you don’t need.
APC Roofing has inspected and worked on Florida roofs since 2017. We’re GAF Certified, licensed in Florida (CCC1337030) and insured, and your inspection is free. Call 386-259-8425 to book one.
When to schedule a roof inspection in Daytona Beach
Some times are better than others to get eyes on your roof:
- After a storm. Wind can break shingle seals and loosen tile without leaving damage you can see from the ground.
- Before hurricane season. Finding a loose flashing or cracked pipe boot in spring is easier than finding it in a September downpour.
- When you’re buying or selling. A roof inspection tells you what condition the roof is really in, so there are no surprises at closing.
- When your insurer asks about the roof. Many Florida insurers look closely at roof age and condition.
- When you see a stain, a drip or shingles in the yard. Small leaks are easier and less costly to fix early.
- When the roof is getting older. If you don’t know the last time anyone was up there, it’s probably time.
What your roof inspection covers
A good inspection covers the whole roof and the attic, not just the spot you noticed.
On the roof
Your inspector looks at the condition of the roof covering itself: lifted, creased or missing shingles, granule loss, cracked or slipped tile, loose metal panels or backed-out fasteners. Then the details where most leaks start: pipe boots, flashing at walls and chimneys, valleys, ridge caps, the roof edge and drip edge. On flat or low-slope sections we check seams, drains and any place water is pooling.
In the attic
From inside, the inspection looks for water stains on the decking and rafters, daylight coming through, damp or matted insulation, soft or sagging decking, and signs of poor ventilation like heavy heat buildup or moisture. The attic often tells you more about a leak than the ceiling does.
Gutters and the roof edge
Gutters that overflow or pull away from the house can soak the fascia and send water toward the foundation, so your gutters get checked too.
What you get from your inspection
You’ll get photos of your roof and a plain-language explanation of each issue. You’ll hear what’s fine, what needs attention soon and what can wait. If a repair is enough, you’ll hear that. If the roof is near the end of its life, we’ll show you why. Then you decide what to do, with no pressure.
Common roof problems in Daytona Beach
Every material wears differently here. Asphalt shingles dry out and lose granules under year-round sun, and wind can break the seal strips that hold them down. Tile roofs often look fine from the street while the underlayment beneath them wears out. Metal roofs can develop loose or corroded fasteners, especially near the ocean where salt air is constant. Flat roofs over porches and additions tend to pond water and open at the seams.
Humidity plays a part too. Black streaks on shingles are usually algae, and moisture trapped in a poorly vented attic can shorten the life of the whole roof.
After the inspection
If your roof has a leak, our roof leak repair team can fix it. If the damage came from a storm, see our storm damage roofing page for how the insurance side works: you file your own claim and pay your own deductible, and we document the damage, provide the estimate and work with your adjuster. If the roof is due, our roof replacement in Daytona Beach page explains what comes next. You can see everything else we do on our roofing services in Daytona Beach page.
How it works
- Book your free inspection. Call 386-259-8425 or request a time online.
- Get a clear, honest assessment and estimate. You’ll see photos, hear what we recommend and get a written estimate if work is needed. Financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance.
- If you choose to move forward, the work gets done and the site gets cleaned up. No obligation either way.
Putting off an inspection doesn’t make a hidden problem go away. Water can soak insulation and rot decking for months before a stain ever reaches the ceiling.
Roof inspection questions
How much does a roof inspection cost in Daytona Beach?
With APC Roofing, the inspection is free, and there’s no obligation to hire us.
How long does a roof inspection take?
Larger roofs and tile roofs take longer than a simple shingle roof, and you’ll get a time estimate when you book. You’ll get the photos and findings once it’s done.
Do I need to be home?
It helps, especially so we can look in the attic and see any interior stains. If you can’t be there, let us know when you book.
Can an inspection tell me if my roof has storm damage?
Yes. The inspection looks specifically for wind and storm damage like broken seals, creased or missing shingles, cracked tile and bent flashing, and you get photos of it.
