A couple of tiles near the edge are cracked, and you’re pretty sure they weren’t like that before the AC tech went up. Or there’s a slow brown stain on the ceiling and you can’t see anything wrong from the yard. You want tile roof repair in Altamonte Springs, and you’d like someone to fix the actual problem without telling you the whole roof has to go.

Tile roofs make that hard. The damage hides under and between the tiles, and a quote for a new roof can feel like the only answer you get. You deserve to see what’s wrong with your own eyes before you decide anything.
APC Roofing is GAF Certified, licensed in Florida (CCC1337030) and insured, and your inspection is free. Call 407-270-1129 and a roofer will check the tile, the flashing and the attic and show you photos of what they find.
Why tile roofs leak
Most people assume a leaking tile roof has broken tiles. Sometimes it does. More often the water is getting past something else.
The underlayment. Under the tile is a waterproof layer that does the real job of keeping water out. In Florida’s heat it wears out long before the tile does, and once it cracks or tears, water that runs under the tile reaches the deck.
Flashing. The metal in the valleys, along walls, around chimneys and at pipe vents is where a lot of leaks start. Debris piled in a valley can push water over the edge of the flashing in a heavy storm.
Ridges and hips. Mortar at the ridge and hip tiles cracks with age and with the daily heating and cooling. Loose ridge tiles also let wind-driven rain in at the top of the roof.
Cracked or slipped tiles. A broken tile exposes the underlayment beneath it to sun and rain, which wears it out much faster in that one spot.
Where broken tiles come from
Tile is strong against rain and sun but brittle under a point load. One misplaced step from a satellite installer, painter, pest-control tech or AC service tech can crack several tiles. Falling limbs and flying debris in a storm break them too, and hurricane wind can lift tiles out of line or knock ridge pieces loose.
If you need someone on your roof for other work, ask them to tell you before they go up so you can check for damage afterward. And if you’re tempted to climb up yourself, please don’t. It’s easy to break more tiles and easy to slip on them.
Tile roof repair in Altamonte Springs: what it usually involves
Replacing broken tiles. Cracked or broken tiles get removed and new ones are set in their place, attached the way the system calls for. On an older roof the biggest challenge is a match. Tile styles and colors get discontinued, so it can take some searching, and sometimes a spare tile from a less visible part of the roof is moved to the front and the replacement goes in the back.
Re-flashing. Damaged or rusted valley, wall or pipe flashing can be replaced by lifting the tiles around it, installing new metal and setting the tiles back.
Ridge and hip repair. Loose or cracked ridge tiles get reset, and failed mortar is replaced.
Underlayment in one area. When the underlayment has failed in one section, the tile there can sometimes be lifted, the underlayment replaced and the tile put back. If it’s worn out across the whole roof, piecemeal repairs stop making sense, and that’s when a larger project is worth discussing.
Our roof leak repair page covers how we trace leaks back to the source, which matters on tile because water can travel well away from where it got in.
Repair or replace your tile roof?
A repair makes sense when the damage is limited and the underlayment around it is still sound. Replacement makes sense when the underlayment has aged out across the roof, many tiles are brittle or broken, or repeated repairs keep failing. You’ll see photos of the underlayment and the problem areas so you can judge for yourself. Read more on our tile roofing in Altamonte Springs page, and see the concrete tile roofing page if that’s what you have.
When a storm caused the damage
If wind or debris damaged your tile roof, you file your claim with your insurance company and pay your deductible. We document the damage with photos, provide a written estimate and work with your adjuster. Be wary of anyone who offers to waive or cover your deductible.
How it works with APC Roofing
- Book your free inspection. Call 407-270-1129 or request a free online estimate.
- Get a clear, honest assessment and estimate. We check the tile, flashing, ridges and attic, show you photos and tell you whether a repair will do the job.
- Your roof gets repaired and the site gets cleaned up. Broken tile and debris leave with the job.
A tile roof can leak for a long time before you notice, because water runs along the underlayment and deck first. Fixing the source early usually keeps the repair small.
Tile roof repair questions
Can you replace just a few cracked tiles?
Yes, in most cases. The main question is finding a matching tile, and we’ll tell you what we can find before we start.
My roof is leaking, but no tiles look broken. Why?
Worn underlayment, flashing or ridge mortar is usually the cause. Those are hidden from the ground.
Is tile roof repair worth it on an older roof?
Often it is, as long as the underlayment is still in decent shape. If it isn’t, we’ll show you why a bigger fix makes more sense.
How do I find a roofing contractor in Altamonte Springs for tile repair?
Look for a Florida roofing license, insurance and a roofer who shows you photos of the problem and explains the underlayment, not just the tile.
