The main roof on your house is fine, but the flat section over the back porch or the garage is another story. After every snowmelt there’s a puddle that takes days to dry, and now there’s a water stain on the ceiling underneath. If you’re searching for flat roofing in Belcaro, you’re probably tired of patches that hold for one season and wondering whether this roof can ever stay dry.

Flat commercial roof under construction with safety rails

It can. Flat roofs aren’t doomed to leak. They just play by different rules than the sloped roof above them, and most chronic leaks come from a handful of details that were skipped or have worn out.

APC Roofing is a GAF Certified contractor, licensed and insured. We repair and replace residential and light-commercial low-slope roofs, and your inspection is free.

Why flat roofs need a different approach

A pitched shingle roof works because gravity moves water off quickly and each shingle overlaps the one below. Slow that water down and the overlap stops working. On a nearly flat roof, rain and snowmelt sit long enough to work their way back under shingles or through any weak spot.

That’s why a flat or low-slope roof needs a continuous membrane with sealed seams instead of overlapping pieces. It’s also why so many homes have trouble with a porch or addition that someone shingled years ago. Shingles on a roof that flat almost always leak eventually.

“Flat” is a bit of a misnomer, too. A good flat roof still has a slight slope built in, toward a drain, scupper or gutter edge, so water leaves instead of sitting.

Flat roofing in Belcaro: what Denver weather adds

Snow that doesn’t slide off

On a flat roof, snow stays put until it melts. During the day, meltwater runs toward the edge or drain. At night it can freeze again in the drain or at the gutter, and the next day’s melt backs up behind that ice and sits against the seams.

Freeze-thaw at every small opening

Any tiny gap in a seam, flashing or caulked edge lets water in, and when that water freezes overnight it forces the gap wider. That’s how a hairline split in the fall turns into a leak by spring.

Hail hits flat roofs head-on

A sloped roof catches hail at an angle. A flat roof takes the full impact. Older membranes can crack or bruise, and metal edging and flashing can dent and pull away.

High-altitude sun

Denver’s strong UV dries out and cracks aging membranes and sealants. Light-colored membranes reflect more of it and stay cooler on summer afternoons.

Membrane options for a home flat roof

EPDM is a durable rubber membrane, usually black. It stays flexible in cold weather, which suits Colorado winters. Seams are joined with tape or adhesive, so careful seam work is what makes or breaks it.

TPO is a single-ply membrane, usually white, with heat-welded seams. It reflects sunlight and works well on additions and porches that sit in full sun.

Modified bitumen is an asphalt-based roll roofing applied in layers. It’s tough, handles foot traffic reasonably well and is common on older homes.

Each one can be a good choice. What matters most is that it’s installed with the right slope, sealed seams and proper flashing where the flat roof meets the house.

Where flat roofs usually fail

Most leaks on a residential flat roof start in one of a few places.

The transition to the main roof is a big one. Where a flat section tucks under the sloped roof above, the membrane has to run up underneath the shingles and be flashed properly. Get that wrong and water from the whole upper roof pours straight into the joint.

Walls are next. Where a flat roof meets siding or brick, the membrane should turn up the wall and be covered by flashing, not just caulked.

Drains, scuppers and the roof edge come after that. A clogged scupper or a drain set too high leaves water ponding, and standing water finds every weak seam. Edge metal that’s loose or under-fastened lets wind get under the membrane.

Repair, recover or replace your flat roof?

A split seam, a torn flashing at the wall or a punctured spot can usually be repaired.

When the membrane is worn across the whole roof, or when there’s wet insulation or soft decking under it, a full tear-off is usually the right call. Covering a wet roof with a new layer traps the moisture, and the new membrane blisters and fails early. Before anyone recommends going over the top, the roof should be checked for moisture underneath.

We’ll show you photos of what we found and explain whether we’d repair or replace. The choice is yours.

Insurance and hail damage

If hail damaged your flat roof, you file your own claim with your insurance company and pay your own deductible. We document the damage with photos, provide a written estimate and work with your adjuster. Be wary of anyone who offers to waive or cover your deductible.

Flat roofing questions from Belcaro homeowners

Why does water pool on my flat roof?

Usually because the roof doesn’t have enough slope toward its drain, the drain or scupper is clogged, or the deck has sagged. Small puddles that dry within a day or two are common. Water that sits longer is a problem.

Can shingles go on a low-slope roof?

Only if the slope meets the shingle manufacturer’s minimum. Most porch and addition roofs that look flat are too shallow for shingles and need a membrane.

Is EPDM or TPO better for a Denver home?

Both work. EPDM handles cold very well. TPO reflects more sun. Your roof’s layout and exposure usually decide it.

Can I put a deck or planters on my flat roof?

Not directly on the membrane. Anything placed on a flat roof needs to be designed so it doesn’t puncture or trap water against the membrane. Talk with us before adding weight or furniture up there.

A flat roof you can stop worrying about

Putting off a leaking flat roof lets water soak the insulation and decking a little more with every snowmelt, and a seam repair can grow into a tear-off.
